My wife and I would like to go on record opposing this variance. This variance request violates the development's covenants, as well as the character of the development. When we purchased, we were told by the builder and his agent that all units were single-family. Most of these single-family units are in duplex buildings (there are also 4 single-family buildings plus 31 planned duplex buidings in the PUD phases 1 and 2). If this variance goes through, the precedent opens the door for other units to sub -divide. Then our development switches from mostly duplexes to a number of four-plexes. This will substantially increased traffic and on -street parking (since driveways and garages are not designed to accommodate extra vehicles). Our short street is planned to accommodate 18 families in 10 buildings. This variance will at first add only one extra family, but it opens the door for our street to have up to 36 families in space intended for 18. It also seems a little late in the purchasing process for this family to want to subdivide their unit. If they need to accommodate a live-in relative, they can do so without a second kitchen in the basement. It would appear that when that relative is no longer living with them, they will be able to rent their basement out, an action likely to impact our property value and our quality of life negatively. And since this family do not yet even live in the unit (it is still under construction), perhaps they should have looked elsewhere for more appropriate lodging if this is their intent.
