Do you have a proposed site plan that shows the buffer?
I would like to have Karen weigh in on these questions.
My initial reactions are:
Any development will have some negative impacts; but with the location of the trail already established, which I think it
will be the cause of the most significant impacts. And I am not sure if a 4 story residential building and all the activity
associated with it will have any more impact than a two story commercial building. If the majority of the residents are
elderly and disabled; it seems they would have minimal impact.
I am vaguely familiar with this project — not sure if there is any validity to this development increasing the number of
vagrants in the area; but this would be a concern. Although we are anticipating that MAX will allow our vagrant
population to spread further to the south, with or without this project.
I am a proponent for high density, especially along MAX.
While this site has been classified as sensitive primarily due to the redtail nest — I would want to check to see if the
redtail is still nesting there as I can't remember seeing the nest for a while. The other major impact to the site will be the
extension of the Fossil Creek Trail from Shields to College; which is scheduled for next year. I think it is going to be
increasingly difficult to classify this site as sensitive.

Mark,
We have received several questions related to the potential impacts of the Redtail Ponds projects on the Redtail Natural
Area, seepage 3 of the attached word document.
The specific question is this: The adjacent Redtail Grove Natural Area has long been a community priority. Is the City's
ongoing investment in protecting this resource compromised by a development of this size?
Do you have any concerns? I can respond from a buffer zone perspective, but I'd also like to be able to say that we spoke
with Natural Areas.

Boy, they have moved the project site!
Red-tailed hawk hasn't nested for at least 5 years on Redtail Grove, but the birds still use it for feeding area and the
natural area is rich in fossils.
New location of project will not affect redtail hawks should they return to nest in tree where they used to nest since
there is plenty of existing development between this site and Redtail Grove. The trail use is not likely to increase
substantially due to this development and should the hawks return, they would do so already under the conditions of
high trail use.
In my opinion, this development does not compromise the City's ongoing investment in protecting Redtail Grove Natural
Area.

Hi Mark,
I'm attaching two plans that should help — although their first submittal was pretty rough (the ECS actually might be the
most helpful to get context on the site). First off, I probably should have clarified that they moved the site — initially it
was proposed just next to the Natural Area but now it is further north.
