sewer services will not be provided for the new addition.
10 An ornamental tree has been added to the landscape plan.
We are requesting alternative compliance as provided in section
3.2.1 (N) of the Fort Collins Land Use Code. As we discussed, it is
impossible to accommodate a safe parking lot design as well as the
required 5' wide landscape strip on each side of the parking lot. In
addition, I feel that the landscaping as I have it placed will better
accomplish the goals of section 3.2.1 of the Fort Collins Land Use
Code. Since there is an existing concrete wall on one side of the
parking lot, and a fence on the other, the effect of creating a visual
buffer between adjacent land owners and the parking lot is not an
issue. The landscaping as proposed will buffer the parking from
the alley, and still provide vegetative relief in the parking lot.

Dear Steve:
Based upon your letter written on October 7, 1998 and the referral
comments we have received, we have made the following changes and
clarifications to the Howell Building documents:
3a. The lighting plan has been revised to reflect the 100 watt
HPS.
3b. All dwelling units will be electrically metered individually.
4a. The second and third floor of this building will be fire
sprinklered.
4b. Address numerals have been added to the College Avenue
elevations.
4c. There are several fire hydrants in the immediate vicinity, all
of which are closer than 600'.
6a. The proposed building height is 35'-8".
6b. Landscaping will be provided at the rear of the building.
6c. The parking layout has been revised per our discussion

6d. The trash enclosure is shown on site plan.
6e. Signage has been removed from the building elevations,
and will be submitted under a separate permit.
6f. The balcony encroachment is shown on the site plan.
9a. Water and sanitary sewer services are now shown on the
landscape plan.
