Box 580 Fort Collins, CO 80522 Dear Mark, This is a request, on behalf of Mr. Gary Mackey, for a variance to the requirement for having a minimum tangent length of 100 feet measured from the right-of-way line of the intersected street in Storybook P.D.P. The tangent length on Chesapeake Drive from the West right-of-way line of Little John Lane to the P.C. of the curve is 35.63 feet or 62.63 feet from the centerline. The centerline radius of the curve is 243.00 feet. The sight line for an East bound automobile is not impaired by the curve. The streets are all East-West streets and the boundary of the property was set as being between the Forbes Minor Subdivision and Mountain Vista Drive. The depth of the lots are at a minimum as platted. The Chesapeake Drive location is set by Adriel Village and therefore we would not have enough room for the lots between Chesapeake Drive and Friar Tuck Court, if we revised the tangent length. We feel there is no unsafe sight distance and that no unsafe traffic operation will be developed by the platted alignment. The speed limit is 25 miles per hour.
