Growth within the city will promote a compact development pattern within a well
defined boundary.
2. Low Density, Mixed -Use Neighborhoods will have an overall minimum average
density of five (5) dwelling units per acre.
3. Street crossings will be developed to be safe, comfortable and attractive.
4. Units will feature side -loaded garages in an effort to reduce the street-scape
dominated by repetitive garage doors.
5. Outdoor lighting will be scaled for the comfort and interest of a pedestrian
providing minimum level of illumination adequate for safety.
6. The size, layout and design of a Low Density Mixed -Use Neighborhood
should make it conductive to walking with all the dwellings sharing the street
and sidewalk system.
7. Security and crime prevention will continue to be important factors in urban
design.
8. The provision of adequate public facilities and the phasing of infrastructure
improvements will be important considerations in the timing and location of
development.
9. Transportation Corridors will be developed and existing ones improved as
densities and demand for services increase.
10. This project has a detention pond that will be landscaped with grass, there are
other open spaces on site which will have trees planted along streets to act
as buffer zones.
11. All open space areas will be owned and maintained by a homeowners association.

17. Curb, gutter and sidewalk will be in place on the east side of County Road 11
along the proposed development.

made an effort to carry out similar color schemes, also keeping with no more
than two (2) units paired together to make a transition to more multifamily
units in later developments gentler.
