Description of Palmer Design Center P.D.P.
A part of Lots 1 and 2, Observatory Heights, being more particularly described as follows, to -wit;
A tract of land situate in the Northwest 1/4 of Section 36, Township 7 North, Range 69 West of
the Sixth P.M., City of Fort Collins, County of Larimer, State of Colorado, which, considering the
North lime of said Northwest 1/4 as bearing N 89 ° 56' 00" E and with all bearings contained
herein relative thereto, is contained within the boundary lines which begin at a point on the South
right-of-way line of East Horsetooth Road which bears N 89' 56' 00" E 448.00 feet, and again S
000 41' 30" E 50.00 feet, and again N 89° 56' 00" E 33.67 feet from the Northwest Comer of said
Section 36, and run thence along said South right-of-way line, N 89' 56' 00" E 151.84 feet;
thence S 00' 04' 00" E 302.97 feet; thence S 54' 48' 30" W 126.73 feet; thence N 35' 11' 30" W
52.20 feet; thence N 600 0313011 W 34.50 feet; thence N 000 41' 30" W 300.79 feet; thence along
the arc of a 15.00 foot radius curve to the right a distance of 23.72 feet, the long chord of which
bears N 44' 37' 15" E 21.33 feet to the point of beginning, containing 1.2861 acres, more or less.
