Dear Ms. Harter,
I am writing to express our views on the proposed Rigden Farm Development. We
moved to Fort Collins five years ago in January, and purchased a home on Coal Bank
Drive in Dakota Ridge. We were told by our builder, and our real estate agent that the
land belonging to CSU directly behind the homes on Coal Bank Drive would eventually
be sold. The area directly behind those homes was to be a green belt and that no houses
or commercial buildings would go in there. Of course, we had many options available to
us when we made a decision where to purchase our home. Considering price, style, size,
proximity to schools and shopping, there were many homes and areas to choose from.
The factor, however that finally enabled us to decide on our current home on Coal Bank
Drive was the added benefit of that "vacant" land behind us and it's potential use.
Now, we see that the biggest selling point attracting us to our home may not be realized.
This is very upsetting to us. We are concerned about the possible devaluation of our
property by squeezing in a large number of small "tract" homes in that area of land. We
are concerned also about the destruction of a developing ecosystem in this drainage area
behind our property that could be enhanced by bike trails or green belts. Residents of
both subdivisions; Rigden Farms and Dakota Ridge would benefit from and enjoy this
feature.
Most disturbing of all is the fact that we feel the property and it's potential was
misrepresented to us in our purchasing decision. We urge you to listen to those residents
that are currently living in this area and take into consideration their hopes and feelings in
the planning of this new area.
