Monroe, Suite 4 Fort Collins, Co. 80525 PLANNING OBJECTIVES for l0 2- 1. To provide for ownership of a building to house the owners business that has operated in Fort Collins continually since 1983 and also provide rental income with the addition of office beyond the owner's needs. 2. To continue to operate within the Fort Collins city limits and use an existing platted parcel. 3. To use an existing lot within the City area. 4. The owner is currently officed in the Drake Professional Park and wants to remain near that location. MANNING OBJECTIVES for lot 1. The planning objectives would be similar to lot 2 once an owner develops lot 3 Lot 2: Mountain View Dental, P.C. office will have 4.5 FTE employees (incl. the owner). will take about a third of the building with the balance being rental office space. Lot 3: The building is speculative and will be developed when an owner is identified. NAME CHANCE - The project was Overton Medical Plaza at the conceptual review. DEVELOPMENT SCHEDI TI F• Construction is to start within approximately 3 months of this submittal (Dec. 1998) and completion to be in 6 months. NATURAL AREAS, WETS - There are no natural areas and or wetlands on this site. NEIGHBORHOOD MEETING No neighborhood meeting was required. IRAFFIC IMPACT Due to the reduced size of the buildings from a 34,000 square foot buiding under the original P.U.D. to 2- 7500 square foot buildings, the traffic impact will be less than for the original P.U.D.
