The illustration of the pole on the plans should include both a graphic and narrative
description of all other pieces of equipment on the pole.
8. If a new pole is considered, then please provide an explanation as to why a height of 135

CONCEPTUAL REVIEW STAFF COMMENTS

MEETING DATE: July 13, 1998
ITEM: Wireless Telecommunications Equipment - Co -location on Existing Tower
at Platte River Power Authority
APPLICANT: Mr. Mac Neumann, Skyhawk Land Servicgs, 1151 Winslow Circle,
Longmont, CO. 80501 and Mr. Bruce Reynolds, Platte River Power
Authority.
LAND USE DATA: Request to co -locate wireless telecommunications equipment on an existing
tower at Platte River Power Authority, located at the northwest comer of
Horsetooth Road and Timberline Road. Existing tower is 135 feet high.
One option would be to replace the tower with a new one. Request
includes base equipment located in a new shed measuring 240 square feet.
COMMENTS:
The request would be processed as an Administrative Review. The application fee is
$200. In addition, the Platte River Power Authority P.U.D. would need to be amended.
The application fee for a P.U.D. Minor Amendment is $168.
2. The shed for the base equipment should closely match the existing structure in terms of
materials, form, and color. The shed should be landscaped. If any fencing is proposed,
cannot be chainlink but must be solid.
Since the shed will be less than 350 square feet, a full Drainage Report will not be
necessary. Rather, a letter from a professional engineer, licensed in the State of Colorado,
can be submitted explaining the how the net increase in impervious surface will impact
storm flows. Be sure to address any changes to the drainage patterns. The letter should
address erosion control measures. For further information, please contact Glen Schlueter,
Stormwater Engineer, 221-6681.
4. If the height of the new tower exceeds the distance to the nearest property line, then the
submittal must include engineering data demonstrating that the tower has the ability to
collapse upon itself and not topple onto adjacent properties.
5. Be sure that the submittal includes the names and addresses of all property owners within
500 feet, exclusive of public right-of-way, so that we may notify them of the date of the
public hearing. These addresses should be on self-adhesive mailing labels, 33 labels per
