SUBJECT:. La Grange Condos at Rigden Farm transportation study

The La Grange Condos at Rigden Farm is a residential
development proposed in the parcel bordered by Rigden Parkway, Custer
Drive, Minnesota Drive, and Limon Drive. .Figure 1 shows the location
of this parcel within the Rigden Farm area. The "Rigden Farm
Transportation Impact Study," January 1999 addressed the
transportation impacts of the overall development. A comparison of
the trip generation was requested by City staff. Alternative modes
analysis was provided for the Rigden Farm development, therefore,
additional alternative mode analysis is not required.
. In the cited study, this parcel contained 119 townhome dwelling
units. From Table 2 of the cited study, this parcel was expected to
generate 697 daily trip ends, 52 morning peak hour trip ends, and 64
afternoon peak hour trip ends.
The La Grange Condos at Rigden Farm is proposed to have 101
condominium dwelling units. Using Trip Generation, 6`h Edition, ITE
as the reference document, this parcel is expected to generate 592
daily trip ends, 44 morning peak hour trip ends, and 55 afternoon
peak hour trip ends.
It is concluded that the La Grange Condos at Rigden Farm will
generate less traffic than that analyzed in the cited transportation
study. Therefore, the forecasted operation of the key intersections
and the geometry necessary to serve the Rigden Farm development as
reported, is adequately addressed. No further transportation
analyses are required at this time.
