7. Current Planning Department_
a. We have spaced parkway trees along public and private streets no further
apart than 40 feet.
b. We have incorporated numerous tree types. All other landscape concerns
have been addressed.
C. We have no central parking lots.
d. There are no dumpsters.
e. We exceed the required parking requirements.
f. We have no parking lots with 6 or more spaces.
g. 70% of the units are solar oriented.
h. We have three housing forms and four models of multi -family housing.
i. We have modified the siteplan to use private streets utilizing City cross -
sections. DesMoines Drive has been made a through street.
j. We have incorporated a version of the "recommended proposal".
k. All streets align with planned intersections.
I. So that on -street parking may be counted, all interior streets will be private
streets. No parking shall be permitted on interior private drives.
M. Agreed.
n. City regulations have been incorporated.
o. Driveway widths are 20', 22', and 24' as space permits. Driveways to the
garage increase the width to exceed 28'. Consequently we are able to
incorporate more landscape area with less concrete.
P. We have designed our end units to "turn -the -corner" by incorporating
windows and a side -mounted door.
q. We have coordinated utility access to the buildings.
8. Light and Power:
We have had a joint utility meeting.
We have met with Doug Martine to determine possible transformer locations and
electrical distribution. Although a final resolution was not determined, it appeared
that service distribution should not be a problem.

Zoning Department:
No comments.
We have met with Peter Barnes to review on -street parking requirements,
easements, and set -backs. His comments have been incorporated into the plan.
2. Stormwater Utility Department:
No concerns.
We have met with Basil Hamdan on two occasions to coordinate the drainageway
design as prepared by JR Engineering for the Rigden Farm 1st Filing with the
design of the LaGrange Project. The 100 year WSEL is identical and the
Configuration of the pond closely coincides with the SWMM model.
3. Engineering Department:
The street system shall be built on all four sides of the LaGrange Project and
Custer Drive from Timberline to the site.
We have met with Sheri Wamhoff since the Conceptual Review. As a result of that
meeting we have incorporated streets that comply with prescribed City alignments.
We have also made DesMoines a through street.
4. Water & Wastewater Utility
We have had a utility coordination meeting.
We have met with Roger Buffington. As a result of that meeting we are extending
water service from the mains located in the perimeter streets wherever practical to
minimize the duplication of mains. We have contracted with the Rigden
development team to extend sewers into the LaGrange parcel and terminate with
manholes to avoid duplication of manholes.
5. Natural Resources:
All trash shall be handled through individual containers with a single trash hauler
to be contracted with the Home Owners' Association. Recycling containers shall
be provided and shall be a service incorporated into the HOA dues.
