AT RIGDEN FARM Stormwater Utility Please provide drainage easement for the culvert along the east property line. Complied with Please call out the finished floors for all structures including the garages. Complied with. However, please note the TOF call out is top of foundation and Finished Floor is 8 to 12 inches above that depending on the size of the floor joists. Also, the garage floors slope 0.3 feet towards the door. Sc a spot elevation inside the garage is higher than the spot elevation at the door. Please call out the locations of sidewalk culverts and curb cuts on the drawings. The drawings have been updated. Please show all grading tie ins along the boundaries of the site. We have duplicated the water notes to the overall utility sheet. Curb stops and meter pits are not permitted in the sidewalk... A drafting oversight, now corrected. Provide lengths of water main pipe between all fittings and valves Re -checked and complied with. Label all fittings and thrust blocks. Complied with. All of the City's standard notes for each department have always been on the Standard Notes Drawing. We have added a reference note directing the contractor to the General Note Sheet. Provide the appropriate meter pit and bedding details. Complied with. Water & Wastewater March 27 Provide a copy of the site and landscape plans for our review. We are transmitting these documents directly to Jeff Hill concurrent with this submittal. Clearly define all drainage, access and utility easements on the plat. A drainage easement was more clearly defined. Maintain 10 foot separation between all thrust blocks. Re -checked and separated two fire line thrust blocks. Maintain 4' minimum separation between all meter pits and permanate structures. Only one was found to be close. A `clearance circle' has been added to that meter pit to aid the reviewer. Label all water and sewer mains in the vicinity of this development. All water lines and sewer lines were labeled save the sanitary line on the far side of Rigden Parkway which this project does not use or cross. Provide a copy of the final site, plat and landscape plans for review. We have bound the drawings together to avoid them becoming separated. Maintain a 10 foot separation between all thrust blocks and other utilities. Complied with Maintain a 4-foot separation between the meter pit and any permanent structure. Draw all meter pits to scale. Complied with. Use a tapping saddle to connect the existing water main in Des Moines. Complied with. Clearly show and label all irrigation taps. Complied with. Label all existing water and sewer mains within this development vicinity. Complied with. No 11�4" water services are allowed in the City. We have conveyed this information to the owner for coordination with his architect. All services have been changed back to the 1 Y2" service line as shown on our original submittal.
