PARKSIDE EAST
At
Rigden Farms
A tract of land located in Rigden Farm ODP, bounded on the north by Canby Way,
Rigden Parkway on the west and Des Moines Drive on the south. This parcel is zoned
LMN within the City Of Fort Collins, Larimer County, Colorado.
Final Submittal
Response from Comments to the PDP Plan on January 19, 2001.
The revised plans have been submitted with the respective items from the previous
submitted blue -lines and corrective measures have been taken on the plans to address the
respective comments.
1. Water and Sewer Utility Department, Stromwater Utility Department, Engineering
Transportation Planning, Zoning, AT & T Cable, Technical Services, Public Service,
Post Office and Advance Planning comments have been address on the revised
drawings as per review comments and redlines.
2. Current Planning:
a. Revisions and Mylar's are submitted within and prior to the April 18, 2001
submittal date as specified in Section 2.2.11 of the City of Fort Collins Land Use
Code (LUC).
b. Utility and public access easements have been incorporated into the final plat as
requested for private drives as defined in Article 5 of the LUC.
c. An additional tree between buildings D & E, G & G-8 has been implemented to
obtain Full Tree Stocking as required in Section 3.2.1(Dxlxc) of the LUC.
d. Additional landscaping has been implemented between buildings G & A to
provide landscaping buffering as defined section 3.2.1(E)(lxc) of the LUC.
e. A revised lighting plan has been submitted to Planning Staff as required and
meets the design criteria as found in Section 3.2.4 of the LUC.
f. The landscape plan has been revised to the standards as specified in section
3.2.1(Dx3) in the LUC.
g. The garage G-4 is located for convenience of use and shall stay as indicated on
the site plan.
