Section 3.2.4 of the LUC requires light sources to be fully shielded and shall feature sharp cut-off capability so as to minimize up -light, spill -light, glare and unnecessary diffusion on adjacent property. The fixtures you propose is not shielded nor does it feature sharp cut-off capability. f. As stated in comment "y" of the first comment letter, the total number of proposed trees must comply with the standards as specified in 3.2.1(D)(3). Since you are proposing 62 trees, this section of the code specifies that no more than 15% of those trees can be any one species. This limits any one species to no more than 9 trees. You have proposed two species that exceed this limit. g. We recommend that Garage G-4 be moved to the east side of Garage G-3. h. "Thick Butt Arch Shingles" is not a commonly used term. Please specify the shingles to be "high profile shadowline" with a minimum 350 Ibs/square or something comparable. The shingles should be provided with a minimum of 2 shades, preferably two distinctly different shades of tan or brown. i. Water and Sewer Utility Department, Stormwater Utility Department, Engineering, Transportation Planning, Zoning, AT&T Cable, Technical Services, Public Service, Post Office, Advance Planning: a. Please see the attached comment sheets and/or redlined plans from these departments and agencies. 2. Current Planning: a. Section 2.2.11 of the Land Use Code requires that an applicant submit revisions based on this letter within 90 days or the project application becomes null and void. Your response to the City's concerns is due by April 18, 2001. A 30 day extension to this deadline is available. All requests for an extension should be directed to the Current Planning Director. If remaining issues are those that do not require plan revisions, a status report verifying continuing efforts toward resolving the issues is required within the some timeline. b. Why is there no access easement on the plat for the private drive/parking lots? The definition of private drive in Article 5 of the LUC specifies that a private easement for road purposes is needed. Check with Marc Virato in Engineering if this an access easement is necessary. c. Add another tree between buildings D & E, between building G & G-8. Full Tree Stocking is required in all landscaped areas within 50 feet of any building. Full Tree Stocking is formal and informal groupings of trees spaced at 30 to 40 foot spacing intervals. See section 3.2.1(D)(1)(c) of the LUC. d. Buildings G & A impact the neighbors and need landscape buffering as per 3.2.1(E)(1)(c)of the LUC. The purpose of this standard is to establish privacy between windows and defined outdoor spaces by integrating vertical landscape elements to screen views. The southeast corner of building G looks straight east into a backyard with no screening.
