These are preliminary comments only, with the review of the plan incasing on the street suing in the nnrth east corner of the site. The City reserves the right to make additional comments M (fie lime of a fnrmal submittal The additional street widths proposed in the northeast corner of the site are acceptable. The connector streets with the additional width creating a combined bike/ parking 1111e will need to be striped as such. This will need to be a part Of the striping plan and will be the developers cost. Please note that a narrow residential street can not be used with Multifamily development. This is indicated in the street standards, nn the plan you have indicated the use of neck -ins at street intersections. This will be allowed as long as the following flowline to flowlinc widths are provided and inlornUltion is provided that shows that the intersections will accommodate an SIJ-30 vehicle and will Meet poudre lire authorities turning radios requirements. For the connector street (42-lbot x-section) a 32-foot width or a need's width with 4-toot concrete gutters (creating a bike lane without the concrete pavement seats) needs to be provided. For the local street ( 34-foot x-section) a 22-foul width would need to be provided. For a narrow residential (26 fOOt x-section) a 22 two fnot width would need to be provided, the narrowing for this street can oilly occur on the parking; side. Additional items that were noted with this review arc: The first street access cast of Timberline Road on Drake may be limited to a right -in right -out. The access point shown off of Drake into the corner parcel will not be allowed. The developer of this properly needs to look at existing portions of County Road 9 that will remain and work out with the property owners what the classification of this street should be.
