Carriage House Apartments, and each of you had a
couple of comments on the last submittal, which the
attached plans should address. Just so everyone is on
the same page, I wanted to quickly highlight the
changes.
For Engineering's comments, we have labeled the curb
at the back of walk on Sheet U1, and referred to the
detail on Sheet D2. Also, I have updated the callout for
the limits of gutter replacement on Sheet G2. Thanks
for catching that one!
Forestry also had a couple of comments. To address
those, the storm drain alignment out of the existing
inlet in Shields St had a bend removed in order to give
more clearance between the pipe and the existing pine
tree on the corner. We also updated Sheet U1 so that
only the water services to Buildings 1, 3, and 5 will be
bored under the existing trees. The rest of the services
will now be open trenched. Because of this change, we
also added some additional notes about tree protection
to the notes on U1.
In order to address the Water -Wastewater comments,
we have updated the note regarding abandonment of
utilities to include sewer services.
As I mentioned, I believe these changes should get us
over the hump for mylars. If each of you can take a look
at the plans, and confirm that you are indeed ready for
signatures, I would greatly appreciate it.

looking for a few weeks ago? If so, did you have a
chance to look it over and does everything look good?
I would like to give the applicant the go ahead to print
the planning set of mylars (at least) so they can get
those signed and notarized here before things get too
hectic with us before the holidays.

yes, once we get the landscape plans and Tim signs off
on them, then we can go to mylar. Please have Chuck
sign the mylars in a black, fine tip sharpie and make
sure it does not smudge. Also, I am not sure where the
Development Agreement is at, but that needs to be
wrapped up as well.

Hi Andy,
Tim Buchanan reviewed the tree mitigation plan and
requested a note on the tree mitigation plan by tree
number 37:
"Tree number 37 to be evaluated by a private Certified
Arborist for possible retention for improved perimeter
screening and to protect of the plum thicket.
Recommendation to prune/protect or remove to be
provided to the City Forester."
Once that is added, the planning set is ok to go to mylar.

The code says the following:
An application submitted to the City for the review and approval of a
development plan must be diligently pursued and processed by the applicant.
Accordingly, the applicant, within one hundred eighty (180) days of receipt of
written comments and notice to respond from the City on any submittal (or
subsequent revision to a submittal) of an application for approval of a
development plan, shall file such additional or revised submittal documents as are
necessary to address such comments from the City. If the additional submittal
information or revised submittal is not filed within said period of time, the
development application shall automatically lapse and become null and void. The
Director may grant one (1) extension of the foregoing one -hundred -eighty -day
requirement, which extension may not exceed one hundred twenty (120) days in
length, and one (1) additional extension which may not exceed sixty (60) days in
length. This subsection (A) shall apply to applications which are, or have been,
filed pursuant to this Code and to applications which are, or have been, filed
pursuant to the laws of the City for the development of land prior to the adoption
of this Code.
There is nothing that specifically separates out the plat — it is part of your Final Plan submittal
documents. Could you help me understand a bit more about what your concerns are with recording
everything now?
