Mr. Malak,

You should have received sections 3 and 4 of our land use code via Fedex. Section 3
describes our general development standards for all projects in all locations throughout
the city, and section 4 describes the specific requirements for each zoning district. This
letter is to provide a description on where in the code to find some of the items that Scott
Hega (from your office) asked about.
Scott's first inquiry was about where to find the required space counts for parking.
Residential & institutional parking counts are regulated by a minimum number of spaces
that must be provided while all other non-residential parking counts are regulated by a
maximum number of spaces that will be allowed per 1000 square feet of each type of use.
• Residential & Institutional Parking (minimums) — Article 3 pg. 29
• Non-residential Parking (maximums) — Article 3 pg. 31
Scott's next inquiry was about where to find the regulations dealing with parking lot
layout and building placement.
• "Parking Lot Layout" - Section 3.2.2[E] (Article 3 pg. 27)
• "Block Requirements" — Section 4.19[E][2] (Article 4 pg. 132-133)
• "Parking Lot Perimeter Landscaping" — Section 3.2.1 [E][4] (Art. 3 pg 10)
• "Parking Lot Interior Landscaping" — Section 3.2.1 [E][5] (Art. 3 pg. 11)
• "Relationship of Attached Multi -family Buildings to Streets" — Section
3.5.2[C] (Art. 3 pg. 83)
• "Relationship of [Mixed -use, Institutional, and Commercial] Buildings to
Streets, Walkways, and Parking" — Section 3.5.3[B] (Art. 3 pg. 85)
• "Parking Lot Location [for Large Retail Establishments]" — Section
3.5.4[C][3][b] (Art. 3 pg. 97)
Scott's final inquiry was about the location and frequency of street intersections. One
thing to be aware of is that the Fort Collins Land Use Code tries to promote an
interconnectivity of local streets to form some type of grid or modified grid. "Full -
movement intersections" are those which allow right turns, left turns, and through traffic,
and are required no further apart than every 1320' along arterials. "Limited movement
