Our office has been working with city staff to achieve the intent of City Plan. We need clarification on the intent of the City Land Use Code in regard to intersection spacing along an Arterial Road. This morning I received a call from Matt Delich, Traffic Engineer -for Ridgen Farm. He informed our office that we may have too many intersections along Drake Road. In conversation with. Matt, I mentioned that we have been working with'the City Staff to, limit or avoid alisutprises in the process. I informed him that we have submitted our proposed plans for City Staff review and comments, and we have met with the City Staff on.September 30, 1998 and October 8, 1998 to resolve any transportation issues. Our understanding is that the City wanted more street connections and smaller blocks. We were never informed from Transportation that our proposed road intersection spacing along Drake Road were not in compliance with the City Land Use Code or Transportation's requirements. It is our understanding that the intent of City Plan was to create a variety of smaller blocks and not uniform large blocks. Matt said that he had spoken with Eric Bracke to clarify the Cities Standards for spacing of road intersections along an Arterial Road. Eric's response was that the current Standards in the.City Land Use Code is that the spacing must be a minimum of 660'". Eric mentioned that he has not be given an official submittal for review and comment, and has not therefore seen our proposed plans. With this comment, Matt informed us that our plan may not be in compliance with City Plari Standards and that Transportation will require fewer street connections. This comment may have an impact on our project because we and other consultants are currently working on finalizing our ODP and PDP submittal drawings. . _ ks y' b c to r. 11 i{{. lfq>AYAoNIA .. .Sr -
