8. What provisions will be made to prevent construction debris and disturbed top
soil from blowing into Stone Ridge?
9. How might the impact from over 1000 residencies in this part Fort Collins
affect public schools and the distribution of children to the schools?
10. What will the architectural guidelines say regarding fencing and landscape
within the Rigden Farm?
As the developer of Stone Ridge, I never dreamed that a project of the intensity
of the Rigden Farm would be proposed for the areas north and northeast of
Stone Ridge. Your neighborhood was not designed to accommodate the impacts
from this project as currently proposed.
I strongly encourage the Executive Board for Stone Ridge to contact the
developers of this proposed project and to voice your concerns. I believe that
these developers are conscientious and concerned with what you have to say
and that they would prefer hearing your concerns prior to public hearings. Do not
expect me to be the spokesperson for your concerns. It is absolutely critical to
Stone Ridge that you be proactive at this time.
Should you like to meet with me to help prepare you for a meeting with the
developers, I would be glad to do so.

You may have seen the front page article on the Rigden Farm development
proposs�a�li__n� yesterday's Coloradoan. Judging from the lack of public comment at
the 5� r 16th, 1998 rezoning hearing before the Planning and Zoning
Board, this unprecedented project is headed for city approval. .
Although this project as currently proposed may only impact the northeast portion
of Stone Ridge, the impacts could be dramatic. The following is just a short list of
some of the questions that could remain unanswered if the residents of Stone
Ridge do not step forward during the city's review process:
1. Why is there nothing in the design to promote the separation between the
Rigden Farm and Stone Ridge? As proposed, the rear property lines of Rigden
Farm lots come right to the northeast boundary of Stone Ridge where there is the
pond and extensive open -space. Certainly, if the individual characters of each
neighborhood are to be preserved, there should be some corresponding open -
space in Rigden Farm abutting Stone Ridge.
2. What provisions will be made to prevent the residents of Rigden Farm from
using the open -space in Stone Ridge, including the pond? There is the potential
for liability to Stone Ridge residents and additional costs to maintain open -space
used by nonresidents.
3. Are there design guidelines regarding roof materials that will help safeguard
Stone Ridge residents from looking down upon a maze of discordant rooftops?
4. What will happen to the bike trail which currently extends east through Dakota .
Ridge?
