Right of Way corrected and sidewalk incorporated. Utility Comments: 1. This sidewalk is part of the Drake Road Sidewalk. 2. Spot Elevations and contours corrected for clarity. 3. Concrete Pan corrected. 4. General Notes revised. 5. Details consolidated. 6. Asphalt patches shown and limits note added. 7. Concrete note added for drives. 8. Limon Drive sidewalk is the responsibility of the Rigden Farm Developers and if not already existing it will be installed by said developers. 9. Basements are proposed for this development. Per the original soils investigation performed by the Rigden Farm developers it is our understanding that ground water levels are not of concern. However during construction if this becomes an issue it will be the responsibility of the Parkside development to mitigate the solution. Public Service A blanket utility easement has been incorporated on the plat. Water / Wastewater 1. A utilities coordination meeting has been performed on this site. 2. Developers of Rockford have implemented their design within this submittal. 3. This is incorporated in the utility plan. 4. All plans are consistent within. 5. Notes added on landscape plan. 6. Separation of water, sewer and curb and gutters maintained. 7. Separation of thrust blocks and underground utilities maintained. 8. Irrigation taps on utility plans. 9. Exterior meter pits and details added. 10. Separation of meter pits and structures incorporated. 11. Curb stops corrected. 12. Fire lines noted as DIP. 13. Water Service lines revised. 14. Transportation Planning Crosswalks identified on Rigden Parkway. h. The architectural elements of Buildings M, N, and O shall vary and be different in color scheme from adjacent buildings. i. Vegetation has been added to the western side of garage G-10. j. The street name Rockford Drive has been corrected. Zoning Dept. 1. Plat revised and combined into one. 2. Notes corrected on plans , PARKSIDE WEST At Rigden Farms A tract of land located in Rigden Farm ODP, bounded on the north by Drake Street, Rigden Parkway on the east, Limon Drive on the south and Rockford Drive on the west. This parcel is zoned LMN within the City Of Fort Collins, Larimer County, Colorado. Final Submittal Response from Comments to the PDP Plan on January 19, 2001. The revised plans have been submitted with the respective items from the previous submitted blue -lines and corrective measures have been taken on the plans to address the respective comments. 1. Water and Sewer Utility Department, Stormwater Utility Department, Engineering Transportation Planning, Zoning, AT & T Cable, Technical Services, Public Service, Post Office and Advance Planning comments have been address on the revised drawings as per review comments and redlines. 2. Current Planning: a. Revisions and Mylar's are submitted within and prior to the April 18, 2001 submittal date as specified in Section 2.2.11 of the City of Fort Collins Land Use Code (LUC). b. Utility and public access easements have been incorporated into the final plat as requested for private drives as defined in Article 5 of the LUC. c. The plat has been combined into one plat. d. An additional tree between buildings K & J, O & G-13 has been implemented to obtain Full Tree Stocking as required in Section 3.2.1(13)(1)(c) of the LUC. e. A revised lighting plan has been submitted to Planning Staff as required and meets the design criteria as found in Section 3.2.4 of the LUC. f. The landscape plan has been revised to the standards as specified in section 3.2.1(D)(3) in the LUC. g. Shingles shall be specified as `High Profile Shadow -line' and a minimum of two shades shall be used.
