The following arc corrrrncnts on the Rigden Farm Maslcr plan that was reviewed by transportation
coordination on L)ec Io, .1998_ These are preliminary comments only, with the review of the plan focusing
on the street siting in the north east corner of the site. The City reserves the right to make additional

The additional street widths proposed in the northeast Currier ul'thc site are acceptable. The connector
streets with the additional width creating a coltlbincd bike/ parking lane will need to be striped as such.
This will need to be a pact of the striping plan and will be the developers cost.
Please note that a narrow residential street can clot be trscd with Inultifomily development. This is indicated
in the slroct standards.
On the plan you have indicated the use of neck -ins at street intersections. This will be allowed as long as
the following (towline to flowline widths are provided and inibmiatiott is provided that shows that the
intersections will accommodate an SU-30 vehicle tInd will meet Poudre Fire authorities turning radius
requirements. For the contrcc(or street (42-loot x-section) a 32-foot width or a 28-limt width with 4-foot
concrete gutters (creating a bike lane without the concrete pavement seam) needs to be provided. For the
local strecl (.')4-font x-section) a 22-foul width would nccd to be provided. Fur a narrow residential (26
f00t x-section) a 22 two font width would need to be provided, the narrowing for this street call only occur
on the parking side.
Additional items that were noted with this review are:
The first street access cast of Timberline Road on Drake may be limited to a right -in right -out.
The access point shnwlt off ol'Drake into the corner parcel will not be allowed.
