The Planning and Zoning Board of the City of Fort Collins, Colorado, on Thursday, May 18,
2000, at 6:30 p.m. in the Council Chambers**, City Hall West, 300 LaPorte Avenue, will hold a
public hearing on a proposed project in your neighborhood. The proposed project is commonly
known as the Modification of Standards for LaGrange Multi -family Housing at Rigden
Farm PDP, #56-98D.
This is a request modify six specific sections of the Land use Code. Without the granting of the
modification request, the site plan as submitted with reduced front and side yard setbacks,
reduced parking counts and modified private drive/public street intersections could not be
developed as proposed. The property is located at the northwest corner of Rigden Parkway
and Custer Drive. The property is zoned LMN — Low Density Mixed -Use Neighborhood.
Both the Planning and Zoning Board and the City Planning Staff consider your interest and
input in this matter, as well as your neighbor's input, an extremely important part of the City's
review of this proposal. If you are unable to attend the public hearing, but would like to provide
input, written comments are welcome.
The list of affected property owners for this public meeting is derived from official records of
the Larimer County Assessor. Because of the lag time between occupancy and record
keeping, or because of rental situations, a few affected property owners may have been
missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may
have the opportunity to attend.
Please Note: Due to the number of projects being reviewed by the Board, there is no
guarantee this item will be heard on the date advertised. For the benefit of those attending the
meeting, the Board typically sets their schedule at the beginning of the meeting.

items may be continued to Thursday, June 1, 2000 at 6:30 p.m. in the Council Chambers,
City Hall West.
