I'm still a little worried about the visual terminus of Rockford Drive. Please provide additional shrubs in the yard north of the driveway/garage door area to block this view of the garage from the southbound Rockford Drive viewshed. This is a repeat comment. h. General note # 17 may not be necessary based on conversations I had with Kevin Melbeck. You can leave it on if you want, but you may not want to restrict the number of bedrooms any more than is required. i. As you know, the hearing is scheduled for July 19, 2000. j. Zoning, Current Planning, 5tormwater, Water/Wastewater all have enough comments that will need to be reviewed at final compliance that it would not be advisable to bring in mylars at this point. I will tell the planning techs to give the submittal a 2-week review cycle. As long as you have addressed all of these comments, upon completion of the review, we should be ready for mylars. How are the units on Custer Drive to be addressed? 7. Public Service: a. In general, gas mains will be 4-feet back of walk. Signs cannot unduly encumber this area. b. Have all of my previous comments in regard to gas main conflicts with storm drains, detention area, water meter pits, and so on in the back - of -walk UE been addressed? 8. Current Planning: a. Section 2.2.11 of the Land Use Code requires that an applicant submit revisions based on this letter within 90 days or the project application becomes null and void. Your response to the City's concerns is due by October 10, 2000. A 30 day extension to this deadline is available. All requests for an extension should be directed to the Current Planning Director: If remaining issues are those that do not require plan revisions, a status report verifying continuing efforts toward resolving the issues is required within the some timeline. b. Add note to the site plan indicating each modification that was granted and a brief description of how each modification affects the site plan. Mention which buildings have reduced setbacks and what those setbacks are for each. Indicate that the private drive intersection curb design was allowed because of a modification. Mention the side and rear yard modification in a general note and explain how it affects the configuration of the buildings with the green belt. In the parking chart on the site plan, indicate that the modification reduced the total required number of spaces by 12. c. Coordinate the timing of the crosswalk across Minnesota at DeMoines with the Rigden Farm LLC. If the timing allows, build this concrete crosswalk as part of the street construction of Minnesota. d. Integrate the necessary changes discussed at the July 11, 2000 utility coordination meeting. e. Add the following 2 sentences to Planting note #17, " Street tree locations may be modified in the field if the Land Use Code Section 3.2.1(D)(2) Street Trees continues to be satisfied. Any change to the street tree locations causing a violation of the requirements of the Land Use Code Section 3.2.1(D)(2) must apply for and be granted a variance by the Zoning Board of Appeals." f. Water/Wastewater Utility Department, Stormwater, Engineering, Mapping and Drafting, Transportation Planning: a. Please seethe comment sheets and the red Iined plans from these departments. 2. Zoning: a. See attached comment sheet from the Zoning Department. 3. Light & Power: a. Developer will need to continue to work closely with Light & Power to resolve any conflicts with installation of other utilities. 4. Natural Resources: a. Add a note to the utility plans stating rip -rap shall be buried with 67 inches of top soil and seeded. 5. Post Office: a. The Post Office has reviewed the submittal and has no comments. 6.
