Dear Mr. Jones:
As a part of the Settler's Green PDP resubmittal we have responded to
the staff comments as follows:
Current Planning
3. b. The overall maximum density for the project has been
revised to a maximum of 11.9 U.P.A. or a total of 54 dwelling
units.
c. See landscape response
d. See landscape response
e. A separate alternative compliance letter has been attached.
f. Bullets have been added to the general notes as has
spacing in order to make the information more readable.
g. The Planning and Zoning board signature block has been
removed from the plat.
h. I believe the client, Bob Hand has delivered everything you
need to proceed with the modification requests. Please
Post Office don't hesitate to call if you need any additional information.
We have changed the road name from "Mercy Way" to "Rachel
Lane" to Sitting Bull Way.
Transportation Planning
1. Mr. Hand discussed this connection with staff. It was pointed out
that to continue the sidewalk in question, would mean moving an
existing fire hydrant. It was decided that the existing sidewalks and
ramps were adequate, but transportation planning asked us to
stripe the curb red on either side of the ramp adjoining our project.
A note to this effect has been added to the plans.
2. The trail in question was realigned to allow for a more direct
pedestrian connection across the alley.
3. All ramps have been labeled with an "R"
I trust that the plans revised to accommodate staffs input will be met with
your approval. Please don't hesitate to call if you have any questions,
concerns or comments.
Sincerely,
Mikal S. Torgerson
