The Planning and Zoning Board of the City of Fort Collins, Colorado, on Thursday, February
15, 2001, at 6:30 p.m. in the Council Chambers**, City Hall West, 300 LaPorte Avenue, will hold
a public hearing on a proposed project in your neighborhood. The proposed project is
commonly known as Rigden Farms, Tract I, Settlers Green PDP — Type I (LUC) — File #56-
98J.
This is a request to modify the front residential setback requirements, the rear residential
setback requirements, and the requirement that home occupations operate entirely within a
dwelling as required in the Fort Collins Land Use Code. The applicant proposes to reduce the
front setback from 15 feet to 9 feet on 24 lots, and to allow the garages to be located 6 feet off
the alley rather than the required 8 feet. The applicant would also like to have permission to
allow home occupations to be located in carriage houses that are detached from a house and
located in the backyard. The site is a 4.5-acre block at the northeast corner of Rigden Parkway
and Custer Drive.
Both the Planning and Zoning Board and the City Planning Staff consider your interest and input
in this matter, as well as your neighbor's input, an extremely important part of the City's review of
this proposal. If you are unable to attend the public hearing, but would like to provide input,
written comments are welcome.
The list of affected property owners for this public meeting is derived from official records of the
Larimer County Assessor. Because of the lag time between occupancy and record keeping, or
because of rental situations, a few affected property owners may have been missed. Please
feel free to notify your neighbor of this pending meeting so all neighbors may have the
opportunity to attend.
Please Note: Due to the number of projects being reviewed by the Board, there is no
guarantee this item will be heard on the date advertised. For the benefit of those attending the
meeting, the Board typically sets their schedule at the beginning of the meeting.

remaining items may be continued to Thursday, March 111, 2001 at 6:30 p.m. in the
Council Chambers, City Hall West.
