Figure 1 shows the location of this parcel within the Rigden Farm area. The "Rigden Farm Transportation Impact Study," January 1999 addressed the transportation impacts of the overall development. A comparison of the trip generation was requested by City staff. Alternative modes analyses were provided for the Rigden Farm development, therefore, additional alternative mode analyses are not required. In the cited study, this parcel contained 48 apartment dwelling units. From Table 2 of the cited study, this parcel was expected to generate 318 daily trip ends, 25 morning peak hour trip ends, and 30 afternoon peak hour trip ends. The Settler's Green at Rigden Farm is proposed to have 29 loft apartment dwelling units above the garage, 5 apartment dwelling units, 6 condominium dwelling units, and 24 single family dwelling units. The loft dwelling units were assumed to be one bedroom apartments for the purpose of trip generation. Using Trip Generation, .6th Edition, ITE as the reference document, this parcel is expected to generate 490 daily trip ends, 38 morning peak hour trip ends, and 49 afternoon peak hour trip ends. Table 1 shows the calculated trip generation. It .is concluded that the Settler's Green at Rigden Farm will generate 172 more daily trips ends, 13 more morning peak hour trip ends, and 19 more afternoon peak hour trip ends. This increase in traffic in the short range future (Phase 1) is between 3 and 4 percent. The increase in traffic, when considering full development of Rigden Farms, is less than one percent. It is concluded that the forecasted operation of the key intersections and the geometry necessary to serve the Rigden Farm development as reported, is adequately addressed. No further transportation analyses are required at this time.
