We have revised the PDP drawings and drainage report per your latest correspondence
October 25, 2001. The following correspond to your comments:
Water/Wastewater
• Tract D is dedicated on the plat as a utility easement.
• The sewer service for Lot 5 has been moved so it does not cross Lot 6.
• The Curb stops for Lots 12-14 and Lots 15-17 are within the appropriate utility easements.
• See landscape plan by others.
• Irrigation tap is shown on utility plan.
• Ten feet separation between water/sewer services and all permanent structures has been
provided.
• Four feet of separation between the outside wall of meter pits and the building envelopes
has been provided.
• Water service taps now have two feet minimum separation as requested.
• Plan and profile information for the sanitary sewer has been coordinated.
Engineering
• A signature line for light and power was added to the utility plan.
• Offsite easements have been submitted to city. Developer is taking care of letter of intents.
• Developer is working on this issue with overall developer.
• The geotech report has been revised. See latest reports by Terracon.
• The plat now shows the correct street names.
• The utility plans and plat have been revised to show the existing tree w/in a public access
easement.
• Trench drains have been added in the appropriate locations.
• Drawings have been revised to show directional ramps (per detail 16-4D).
• The directional ramps have been drawn to scale.
• The variance request letter for the minimum off street parking setback distance has been
provided and approved.

I have enclosed 2 full set of revised construction drawings, 2 copies of the Final plat and one
revised drainage report. The original redlined drawings have also been returned. If you have

• A note stating that the proposed emergency access road will be built to proposed grades
has been added. A grading and drainage easement is shown on drawings.
• The title for the project has been corrected and the drawings revised.
• The boundary has been shown and labeled on the utility plan.
• Area inlets will not be used in place of trench drains because of design constraints per
discussion with Marc Virata.
• Randall Provencio of JR Engineering has resolved this issue/concern with Nicci
McManigal of Xcel Energy.
• A twelve -foot private access easement has been added between buildings.
• The transition point for Willow Tree Lane has been shown on sheet 13.
• The details for the pedestrian ramps and neckdowns have been revised.
• The tract table on sheet three of the plat has been revised to show maintenance
responsibilities.
Natural Resources
• See landscape plan by others
• Limits of construction have been added to the utility drawings.

Poudre Fire Authority
• All comments have been noted.
Stormwater
• Area specific cross -sections for the overflow swales have been drawn and shown on the
drainage plan.
• Trench drains have been added at the locations requested.
• All of the minor comments in the drainage report and plan have been addressed.
• All of the appropriate notes regarding erosion control, reseeding, mulching etc. have been
added to the plans. Since the water quality ponds are existing there will be no need for
gravel filters at the outlets per conversation with Bob Zachley of the City of Fort Collins.
Zoning

• The lot area tables have been moved to sheet 2 of 3 of the plat.
