X: 930400 / Corresp / Letters / agencyletterl • The units that were in the Southwest corner of the site have been eliminated. • The private drive maintenance note has been corrected. • Ron Gonzales stated that he does not need the common driveway courts between multi- family units to be emergency access easements. • The sight distance easements have been modified per a meeting with Todd Krell and Marc Virata. • We believe that all relevant requirements from the new standards have been met for this project. • The checklist will not be required per discussion with Marc Virata. • The new general and construction notes have been placed on the cover sheet. • Two benchmarks are now referenced for the project. • The trench drain in question was not needed according to the drainage criteria. • All the trench drains have capacity. See calculations in the drainage report. • The street corner radii at the tie in to Custer and Rigden are now 20'. • The additional information requested has been added to the street plan and profile sheets. • The offsite design of Kansas Drive north to Custer has been done. • Access ramps have been drawn to scale and shown on the utility plans. • All trench drains have been sized to have enough capacity. • The notes for the trench drains have been updated. • A variance request will be submitted for the off street parking setback distances. • Details have been added for the driveway approach, eyebrow and neckdowns. • All street patching notes have been revised as requested. • The line weights will be legible. • The stationing has been checked. • All of the stationing, labeling and street names on the utility plan have been corrected. • The driveways have been modified to intersect the street closer to a 90 degree angle. • The access road and detail for it have been modified per your comment. A temporary grading easement has also been provided. • All of the comments written of the plans have been addressed. Stormwater • Benchmark 13-93 has been obliterated. Two new benchmarks as close to the site as possible ate being used. • Spot shots have been added to corner lots, high points and low points. • The detention pond summary table has been added to the drainage plan. • Swale crossections have been added to the drainage plans. • The encroachment of the window wells into the drainage easements is allowed per meeting with Glen Shlueter and Wes Lamarque. The window wells will not be flooded in the 100-yr event. Please see drainage report. • The sidewalks and revised swale crossections are shown in the drainage report. • The calculations in question were correct. I have enclosed 8 full set of revised construction drawings, 13 copies of the Final plat and one revised drainage report. The original redlined drawings have also been returned. The following correspond to your comments: Water/Wastewater • We have sent the landscape planners our utility plan so they can maintain the required landscape/utility distances. • We have sent the standard general notes for utility/landscape separation distances to landscape planners. • We moved the 6" fire lines per the last utility coordination meeting. • The irrigation system will be design build according to Tim Dunn. As a result we have not received the irrigation plan or shown locations for the irrigation taps. • We have replaced tees with crosses where appropriate. • All the curb stops and meter pits are shown on the utility plan. • 10' of separation between thrust blocks and other underground utilities • Sanitary sewer service line stationing is shown on the profiles. • Details for all of the water line lowerings on site have been shown. • The water and sewer services on site have been designed to be maintainable. Engineering • A signature line for light and power was added to the City of Fort Collins approval block. • A final utility coordination meeting was held. • We will have letters of intent prior to public hearing. • Alternative compliance to section 3.6 of the land use code will be addressed by the landscape planner. • A groundwater analysis report has been provided by the developer. • The street names are the same on both the site and utility plans. • The portion of sidewalk in question is now within the Right-of-way. • The street names have been checked by the landscape planners (VTBS) • It is noted that the single family attached units off private drives will be interpreted as multi family in terms of design criteria.
