Traffic and Transportation Engineering 2272 Glen Haven Drive Loveland, Co 80538 RE: Rigden Farm 9 h Filing — Parkside Commons — Variance Request for Parking/ Driveway setback Dear Matthew, This letter is in response to the request dated February 4, 2003 in regards to a variance requests to reduce the distance required from the flowline of a street to the first parking space to 37 feet. In accordance with Drawing 19-6 of the Larimer County Urban Area Street Standards (LCUASS) the minimum distance between the flowline of the street and the first parking stall of a local street with street and parking lot volumes between 100 and 750 vehicle trips is 40 feet. The variance to reduce the parking stall driveway setback to 37 feet from the flowline of the connector local streets to the first driveway/ parking stall is granted.
