The Planning and Zoning Board of the City of Fort Collins, Colorado*, on Thursday,
September 4, 2003, at 6:30 p.m. in the Council Chambers**, City Hall West, 300 LaPorte
Avenue, will hold a public hearing on a proposed project in your neighborhood. The proposed
project is the Rigden Farm, 101h Filing, Pioneer Charter School, #56-98U.
The applicant proposes a site development plan for a new 2-story, 28,000 square foot charter
school building on a 4.27 acre site. The proposed student population will be 360 students in
grades 6 through 12. The site includes an entire block surrounded by Custer Drive on the
south, Minnesota Drive on the east, Limon Drive on the north, and Kansas Drive on the west,
and is zoned MMN — Medium Density Mixed Use Neighborhood. Colorado Revised Statute 22-
32-124(1.5) requires that prior to contracting for a new charter school facility, the relevant
Planning Commission shall be given the opportunity to review and comment on a site
development plan for the proposed charter school. This hearing is for the purpose of providing
such review and comment.
Both the Planning and Zoning Board and the City Planning Staff consider your interest and
input in this matter, as well as your neighbor's input, an extremely important part of the City's
review of this proposal. If you are unable to attend the public hearing, but would like to provide
input, written comments are welcome.
Owners of property within 500 feet of the site are notified by mail of this public meeting. The list
of such owners is derived from official records of the Larimer County Assessor. Because of the
lag time between occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your neighbor of this
pending meeting so all neighbors may have the opportunity to attend.
Please Note: Due to the number of projects being reviewed by the Board, there is no
guarantee this item will be heard on the date advertised. For the benefit of those attending the
5eeting, thefpoard typically sets their schedule at the beginning of the meeting.
