ATTORNEYS CERTIFICATION
I hereby certify that this Subdivision Plat has been duly executed as
required pursuant to Section 2.2.3(C)(3)(a) through (e) inicusive of the Land Use
Code of the City of Fort Collins (except to the extent that such execution has
been waived/modified by the Director of Community Planning and Environmental
Services of the City) and that all persons signing this Subdivision Plat on behalf
of a corporation or other entity are duly authorized signatories under the laws of
the State of Colorado. This Certification is based upon the examination of the
records of the Clerk and Recorder of Larimer County, Colorado as of the date of
execution of the plat and other information discovered by me through reasonable
inquiry and is limited as authorized by Section 2.2(C)(3)(f) of the Land Use Code.

Certificate of Taxes Due
Larimer County has recently imposed a new requirement on the city for all plats
that we record with the county. A "Certificate of Taxes Due" for each parcel
being platted must be submitted to Current Planning before we can record the
final mylars. The certificate must show a zero balance due. Contact Linda
Buckwalter at the Larimer County Tresury Office to obtain this certificate at 498-
7020.

Staff has reviewed your submittal for RIGDEN FARMS, TRACT I, SETTLERS GREEN,
PDP/FC #56-98J, #56-980, and we offer the following comments:
ISSUES:

Site Plan Notes
It is my understanding that lot 1 is for a five-plex and is not intended to have
any carriage house dwelling units associated with it. If that is the case, there is
a discrepancy in the number of loft units mentioned on the unit count portion of
the site plan notes. In this section of the notes, 29 potential carriage units are
listed, but if lots 2 through 25 each have one potential carriage house unit, and
lots 26 and 27 both have two potential carriage house units, that only adds up
to 28 potential carriage house units. Also the total line for the unit count limits
the high number of units to 54, but you could go up to 63 units if all potential
carriage house units develop. You should revise the maximum unit number to
be 63 to reduce confusion. I can give you the mylar back to erase the two
locations where these changes need to be made, or you can generate a whole
new mylar sheet, however you'd like to solve the issue.

Owner's Signature on Site Plan
I will give the site plan mylar back to you to get the owner's signature and
notary filled in.

Plat
I don't seem to have a mylar of the plat. Typically a copy of the plat is included
in the utility plan set, but we also need a stand alone mylar copy of the plat with
the attorney's signature block filled out and signed. In reviewing the paper copy
of the plat, there are several small problems with the signature blocks. The
Attorney's Certification language is slightly wrong becuase different language is
used when modifications have been granted. Please see the attached example
of the correct language for this signature block. Make sure this block is filled
out and signed when you bring in the mylar of the plat. Take off the Planning
and Zoning Board signature block from the plat. Make sure the owner's and
surveyors signature blocks are filled out and signed on the mylar you bring in.
