Box 580 Fort Collins, CO 80522-0580 RE Grease Monkey and Carwash, , Lot 5, Rigden Farm, 8' Filing Stormwater Compliance Dear Mr. Schlueter & Mr. Basil Harridan: 3337 East 138th Avenue Thornton, Colorado 80602 Please review the attached documentation for compliance regarding the proposed Grease Monkey & Carwash development in The Shops at Rigden Farm, Lot 5. The Final Drainage Report For The Shops at Rigden Farm, Ft. Collins, Colorado, Kimley-Horn and Associates, Inc., Approved March 11th, 2004, was used as the guideline for design of this site. The grading and drainage plan submitted is in general compliance with this report. The propose site has been graded with slopes ranging from 1 - 2-1/2% on average. Two drainage basins were developed to serve the approximate Northwest and Central/Southeast portions of the site. The Central/Southeast basin drains to a proposed 4' curb inlet with a 100 yr flow of 1.85 cfs. The Northwest basin drains to an existing curb inlet (A-4, Kimley-Horn) with a 100 yr flow from the site of .93 cfs. The proposed system uses and ties to the existing system installed for The Shops at Rigden Farm. The proposed non -point ofisite flows consisting of grass, sidewalk, and landscaped areas amount to 0.30 cis. An existing area inlet (A-3, Kimley-Horn) will be removed and replaced with a standard manhole. The final site drainage configuration will be split between the proposed curb inlet and the existing inlet A-4. The proposed inlet on the South side of the site will replace capacity from the removal of inlet A-3. The existing inlet A-4 was originally proposed to receive 4.07 cfs during the 100 yr storm as described in the Kimley-Horn report and shown in the drainage summary table on sheet C-12 of the Utility Plans for Rigden Farm, a Filing, The Shops at Rigden Farm. The additional flow added to inlet A-4 during the 100 yr storm is 0.93 cfs. The total flow during the 100 yr storm is 5.00 cfs. This total flow is within the capacity of the 4' Type R inlet.
