From: "Carle Dann" <cdann@poudre-fire.org> To: <solt@fcgov.com> Date: 04/25/2006 2:05:09 PM Subject: Grease Monkey Hi, Steve. We had some discussion over here today regarding Grease Monkey (Rigden 8th filing) and the need for it to have a fire lane. It's a big issue that preceded me but we're just now getting a handle on it. That entire property there - King Soopers, the adjoining retail buildings, etc. - should have had an Emergency Access Easement on the plat. Mike Chavez had specified that in his review comments. But somehow, it never ended up on the plat. When I was first reviewing Grease Monkey, I looked at Mike's original comments and had seen the fire lane he had drawn through the parking lot so I didn't put that on the Grease Monkey project, because it already was there (or so I thought). Later, when I began having concerns about our general ability to follow through on fire lane comments, I looked at the plat and there's no EAE. We're putting together a system here to better ensure that our review comments actually are created in the physical world, and then the staff people who do our final inspections have the proper documentation. So bottomline, Joe Jaramillo just received the new detailed plans today, and he's going to inform them of the need for a fire lane. One final note. Attached are pictures of the "fire lane" at King Soopers. However, since the EAE isn't on the plat, we can't legally ticket someone for parking there and obstructing emergency access. I'm assuming the King Soopers corp. installed the fire lane signs . Carie Dann, Fire Protection Technician Poudre Fire Authority Fort Collins, Colorado Phone 970.416.2869
