This completes staff (and outside reviewing agencies) review.and comments
at this time. Red -lined plan from City departments are included with this
comment letter. Additional comments and red -lined plans may be
forthcoming. Another round of staff review is necessary. This proposal is
subject to the 90-day revision re -submittal requirement (from the date
of this comment letter, being April 26, 2005) as set forth in Section
2.2.11(A) of the Land Use Code. Be sure and return all red -lined plans
when you re -submit. The number of copies of each document to re -submit
is shown on the attached Revisions Routing Sheet.

for the storm inlet has been received, but the easement for the fire hydrant
must be submitted and appropriate TDRF and filing fees for both paid to
engineering. Also, please update the site and landscape plans to include the
new easements.

meter pit for the grease monkey building (as shown it is being placed
outside of the existing easement area). A drainage easement for the storm

the processing. These will need to be provided prior to our approval of these
utility plans.

That must be shown on the Exterior Elevations plan.

[4/25/06] Staff still has a concern about the south elevation of the Grease
Monkey building. It is the side of the building with the most visual impact
on the entry to Rigden Farm, being Custer Drive. The north elevation,
internal to the shopping center, is all masonry while the south elevation has
a split between masonry and E.I.F.S. siding at a somewhat illogical place.
The masonry should continue up to the top trim on the gable section.

[4/25/06] The Poudre Fire Authority has indicated that an Emergency
Access Easement (EAE), or fire lane, for the shopping center, including this
lot/pad site, was to be included on the subdivision plat but was not done
so. A fire lane is needed on this site and would have to be dedicated through
separate document since this development request is not replatting the
property. Please contact Joe Jaramillo, at (970)416-2868, for information on
the fire lane need.
