This revision will need to be approved before or at the same time this project is approved. [1 l/ 14/051 For the removal of the storm drain inlet - the original plans (sheet C 19) needs to be revised to show this change. These plans also need to be revised to show the new inlet and manhole that you are proposing. Number: 45 Created: 11 / 14/2005 [4/ 18/06] The meter pit is now included in an easement and the easement for the storm inlet has been received, but the easement for the fire hydrant must be submitted and appropriate TDRF and filing fees for both paid to engineering. Also, please update the site and landscape plans to include the new easements. [3 / 1 / 06] Easements by separate document are needed as follows: A utility easement for the relocation of the fire hydrant. A utility easement for the meter pit for the grease monkey building (as shown it is being placed outside of the existing easement area). A drainage easement for the storm drainage inlet. Please let me know if you have questions regarding format or the processing. These will need to be provided prior to our approval of these utility plans. [ 1 / 24 / 06] I provided a copy of the dedication documents, information sheet and application form. There is a $250 processing fee (plus filing fees) for this document. [ 1.1 / 14/ 05] An easement by separate document is needed for the relocation of the fire hydrant. Number: 61 Created: 1 / 24 / 2006 [4/ 18/06] Please change the line type to existing. The Kimley-Horn utility plans must be revised. Water/ Wastewater a. Are the necessary easements going to be dedicated and, if so, how? Engineering a. An off -site easement is needed for the fire hydrant relocation. b. The fees for the necessary easements must be paid. Poudre Fire Authority a. A HAZMATS Study must be submitted to the Poudre Fire Authority for review. Topic: Landscape plan Number: 108 Created: 4/25/2006 [4/25/061 A couple of ornamental trees, 2 or 3, in the planting area along the south side of the entry drive to the lube shop and car wash would be appropriate to work as screening, in conjunction with the existing street trees. Topic: Transportation Planning Number: 107 Created: 4/25/2006 [4/25/06] The crosswalk area from the Grease Monkey building to the pedestrian walkway to the north should be raised, enhanced, or striped to provide a clearly identified pedestrian crossing. Department: Engineering Issue Contact: Sheri Wamhoff Topic: General Number: 41 Created: 11 / 14 / 2005 [4/18/06] Please refer to redlines for additional minor comments. [3 / 1 / 06] Sheet C 19 needs to be revised by Kimley-Horn or completely redrawn (everything needs to be provided and the engineering company will need to sign off on the design) so that the existing sheet can be replaced with the revised or new sheet. This needs to be submitted with the final compliance submittal. Page 2 STAFF PROJECT REVIEW City of Fort Collins Automotive Development Group Date: 04/25/2006 c/o Jody Newton 360 Happy Canyon Road Castle Rock, CO. 80108 Staff has reviewed your submittal for RIGDEN FARM, 8TH FILING, LOT 59 GREASE MONKEY/CARWASH - FINAL PLANS, and we offer the following comments: ISSUES: Department: Current Planning Issue Contact: Steve Olt Topic: Building Elevations Number: 105 Created: 4 / 25 / 2006 [4/25/06] What is the color of the proposed standing -seam metal roof? That must be shown on the Exterior Elevations plan. Number: 106 Created: 4 / 25 / 2006 [4/25/06] Staff still has a concern about the south elevation of the Grease Monkey building. It is the side of the building with the most visual impact on the entry to Rigden Farm, being Custer Drive. The north elevation, internal to the shopping center, is all masonry while the south elevation has a split between masonry and E.I.F.S. siding at a somewhat illogical place. The masonry should continue up to the top trim on the gable section. Topic: fire Number: 104 Created: 4 / 25 / 2006 [4/25/06] The Poudre Fire Authority has indicated that an Emergency Access Easement (EAE), or fire lane, for the shopping center, including this lot/pad site, was to be included on the subdivision plat but was not done so. A fire lane is needed on this site and would have to be dedicated through separate document since this development request is not replatting the property. Please contact Joe Jaramillo, at (970)416-2868, for information on the fire lane need. Page 1
