Department: Stormwater-Water-Wastewater Issue Contact: Basil Hamdan Topic: Stormwater Number: 94 Created: 3/ 1 /2006 [3/1/06] Please provide revisions to the originally approved utility plans by Kimley Horn and Associates for this site. This can be done at final. Please dedicate a drainage easement for the new inlet being proposed, and it connection to the existing line. Easement should be at least 20 feet wide. Department: Stormwater-Water-Wastewater Issue Contact: Roger Buffington Topic: Water/WW Number: 17 Created: 11 /8/2005 [2/28/061 [1/25/061 [11/8/05] Provide utility easement for the re -located fire hydrant. Number: 81 Created: 1 /25/2006 [2/28/06] See water service and meter pit standard details. Curb stop must be in a landscaped area but also must be within two feet of the meter pit. Easement must extend from the water main to, the area around the curb stop. If no reasonable landscaped area is available, curb stop/meter pit may be in sidewalk (but NOT in drive or parking area). [1/25/06] Show curb stop and meter pit on the 3/4" water service. Must be in a landscaped area. Curb stop must be within easement. Be sure and return all red -lined plans if/when you re -submit prior to the administrative public hearing, scheduled for Tuesday, March 21st at 10:30 a.m. Another submittal is not needed until Final Compliance. Indicate that there are no private streets to maintain and that no variances were granted. Number: 66 Created: 1 /24/2006 [3/ 1 /06] Please make sure to update this as future sets are submitted. [ 1 /24/061 Final plans will need to list current month and year under the title and legal. Number: 68 Created: 1 /24/2006 [3/ 1 /06] These can be found in appendix E - You have added the General Notes, but are still missing the Construction Notes. [ 1 /24/061 Provide the applicable General Construction notes. Number: 71 Created: 1 /24/2006 [3/ 1 /06] The tree wells have been shown, but they are not dimensioned any place. Provide dimensions so that the tree well locations can be placed. [ 1 /24/06] Need to show the new tree wells on the utility plans. Need dimensions and information on where they are to be located and what type of tree grates are to be installed. How are these to be watered? Number: 74 Created: 1 /24/2006 [3/ 1/06] Missing the first sentence of this note on the plans. Also please show street cut lines so that it is clear to the contractor which locations will require street cuts. [ 1 /24/061 Add the following note to the utility plans regarding street cuts. Limits of street cut are approximate. Final limits are to be determined in the field by the City Engineering Inspector. All repairs to be in accordance with City street repair standards. Number: 76 Created: 1 /24/2006 [3/ 1 /06] Notes below the new construction has not been added. [ 1 /24/061 For the storm pipe note that the new manholes design is provided on Sheet C 19 of Rigden Farm 8th Filing - the Shops at Rigden Farm utility plans. Number: 78 Created: 1 /24/2006 [3/1/06] The details were added, but need some help. The line weights will not reproduce well and they are not really readable. [1/24/06] Add the following details to the plans: 701, 1601 and 1602 these will be used to replace any existing damaged curb, gutter or sidewalk or curb, gutter and sidewalk damaged during construction. Page 4 Department: Engineering Issue Contact: Sheri Wamhoff Topic: General Number: 41 Created: 11 / 14/2005 [3/ 1 /06] Sheet C 19 needs to be revised by Kin -ley Horn or completely redrawn (everythingneeds to be provided and the engineering company will need to sign off on the design) so that the existing sheet can be replaced with the revised or new sheet. This needs to be submitted with the Final Compliance submittal. [ 1 /24/06] This sheet has not yet been submitted for review. This revision will need to be approved before or at the same time this project is approved. [ 11 / 14/051 For the removal of the storm drain inlet - the original plans (sheet C 19) needs to. be revised to show this change. These plans also need to be revised to show the new inlet and manhole that you are proposing. Number: 44 Created: 11 / 14/2005 [3/ 1 /06] [ 1 /24/061 [ 11 / 14/05] See utility plan check sheet for additional comments and requirements. Number: 45 Created: 11 / 14/2005 [3/ 1 /06] Easements by separate document are needed as follows: A utility easement for the relocation of the fire hydrant. A utility easement for the meter pit for the grease monkey building (as shown it is being placed outside of the existing easement area). A drainage easement for the storm drainage inlet. Please let me know if you have questions regarding format or the processing. These will need to be provided prior to our approval of these utility plans. [1/24/061 I provided a copy of the dedication documents, information sheet and application form. There is a $250 processing fee (plus filing fees) for this document. [ 11 / 14/051 An easement by separate document is needed for the relocation of the fire hydrant. Number: 61 Created: 1 /24/2006 [3/ 1 /06] Per the site plan the light pole is now being removed, not relocated. Please adjust note on utility plans. [1 /24/061 It has not been identified where the light pole is to be relocated to. Number: 62 Created: 1 /24/2006 [3/ 1 /06] Per Stormwater there is a letter. Please reference the name and date of this letter in the general note. [ 1 /24/061 The general notes indicate that there was not a drainage and erosion control report or letter for this project. That seems a little strange. If there is a report the name and date of that report or letter needs to be referenced in general note # 19. Page 3 L Current Planning * Because of the prominence of the south elevation of Grease Monkey to Custer Drive there must be additional building articulation done to that elevation. Depending on what is happening right inside that wall, could high windows be included on that elevation? If not, then additional masonry must be included to soften the EIFS massing. The south elevation should reflect more the north elevation of that building. Number: 93 Created: 3/ 1 /2006 [3/1/06) An administrative public hearing for the Project Development Plan has been scheduled for Tuesday, March 21st, at 1O:30 a.m. in conference room A, 281 North College Avenue. Topic: Landscape plan Number: 86 Created: 2/28/2006 [2/28/061 On the Landscape Plan, the leader line for the screen wall on the southeast corner of the car wash building is not aligned correctly. Number: 87 Created: 2/28/2006 [2/28/061 There is one shrub that is "floating" in the drive area between landscaped areas south of the 2 buildings. Number: 89 Created: 2/28/2006 [2/28/061 A label on the Landscape Plan shows 25 Colorgreen Junipers to form a hedge along the south side of the drive area on -site, next to Custer Drive. Graphically, on the Landscape Plan, there are only 24 Junipers shown in that area. To visually enclose the vehicle use area there should actually be 26 Junipers (please see the red -lined Landscape Plan). The shrubs need only to maintain a 4' separation from the gas line that crosses that area. Topic: Site Plan Number: 90 Created: 2/28/2006 [2/28/061 There are several leader lines on the Site Plan that either end at "nothing" or are not tied to a label. Please see the red -lined Site Plan.
