(1 / 11 / 061 A handicap parking sign and stall are being noted in the middle of an
island just to the left of the Grease monkey. If these are items that are being
removed, we do not need to see them on this plan. Again, please submit of clean
site plan showing items that will be actually on the site. There are changes from
the first round and text was not corrected on the new revised site plan - no reason
to further review until it is corrected and I can see what is actually proposed.
The issues / concerns expressed at City staff review on January 25, 2006 can be
addressed by working directly with the specific departments that have made the
comment. When they are satisfied with your responses a public hearing can be
scheduled. Be sure and return all red -lined plans if / when you re -submit.
If you have any questions regarding these issues or any other issues related to this
project, please feel free to call me at (970) 221-6750.

Provide a letter documenting compliance with the original drainage report.
Approved utility plans for Rigden Farms 8th Filing, the Shops at Rigden Farm
should be modified in order for that to reflect information that is consistent with

[1/24/06] The general notes indicate that there was not a drainage and erosion

Staff has reviewed your submittal for RIGDEN FARM, STH FILING, LOT 5,
GREASE MONKEY/CARWASH - TYPE I, and we offer the following comments:
ISSUES:
Department: Engineering Issue Contact: Sheri Wamhoff
Topic: General
Number: 22 Created: 11 / 14 / 2005
[1/24/06] The titles on the sides of the site and landscape plan still don't match.
[ 11 / 14/05] The title on all of the Plans needs to be `Rigden Farm 8th Filing, Lot 5,
Grease Monkey and Car Wash'. The plans need to have the Rigden Farm 8th Filing
listed first.
Number: 25 Created: 11 / 14/2005
[1/24/06] Not yet shown on the site and landscape plans.
[ 11 / 14/05] On the Site, Landscape and the Utility plans need to show the curb
line to the west as it was built. Where is the driveway here, curb and gutter etc?
Number: 32 Created: 11 / 14/2005
[1/24/06] Need to provide two benchmarks.
[11/ 14/05] In the general notes —need to insert the necessary information into the
proper notes and provide two benchmarks.
Number: 33 Created: 11 / 14/2005
[1/24/06] Still true. It is mostly text in the title block on each page.
[11/ 14/05] Some of the text provided on the plans is too small and doesn't meet
City min text height and scanning criteria.
umber: 38 Created: 11 / 14 / 2005
[1/24/06] Still don't seem to tie along Rigden Parkway.
[11/ 14/05] Proposed contour lines do not tie into existing contours.
Number: 40 Created: 11 / 14 / 2005
[1/24/061 The worst problems are on the site plan, but make sure that this is
reviewed and met.
[11/ 14/05] Need to take a look at the scanning standards in Appendix E of the
Larimer County Urban Area Street Standards (LCUASS). Need to make sure that
these standards are met. Have some text that is too small and text over lines that
don't meet scanning standards.
