STORMWATER — WATER — WASTEWATER
21. Existing and proposed pipes have been identified on all plans. A spill containment device has been added to
the plan. Storm drainage facilities have been added to the Landscape Plan. Spot elevations have been added as
requested. Legends have been added to the Utility plans. A Stormwater Compliance Letter has been provided.
Titles of plans have been modified.
15. Independent utility services have been provided for each building.
16. The fire line will be modified with this project.
17. A utility easement has been shown for the relocated Fire Hydrant and will be recorded by a separate document.
18. A sand and oil interceptor has been added.
ZONING
1. The handicap parking stall has been modified to meet code.
2. Wording has been removed from the monument sign.
3. Planting notes have been corrected to read City of Fort Collins.
4. A planting note has been added referencing landscaping to be installed prior to CO.
5. Street trees have been added along Illinois Drive as referenced in the Master Landscape Plan.
6. The bicycle rack is located on the southwest corner of the Grease Monkey building.
7. Signage has been removed from the building elevations as requested.

42. Existing Utility services and lines have been noted.
43. The abandonment note has been added to the plans where appropriate.
44. All Utility Plan redlines have been addressed.
45. A separate easement document shall be created for the relocated fire hydrant and will be submitted for review
upon completion.
46. Correction. The subject site is currently platted and will not be followed by a separate Plat Application as
previously noted.
LANDSCAPE PLAN
23. The Landscape and Site Plan have been revised to show the proposed configuration of the existing fence,
which will be modified for the access drive off of Custer Drive.
LIGHT & POWER
8. The Gas line has been modified to meet minimum distance standards.
9. Proper clearance has been provide around the transformer for all landscape materials.
10. Light and Power charges have been noted.
11. A Commercial Service Form (C-1) shall be submitted to the Fort Collins Power Department.
NATURAL RESOURCES
12. The trash enclosure has been enlarged per code.
POLICE
20. The Photometric Plan has been submitted for review.
TREANSPORTATION PLANNING
13. Employee parking is provided in the existing public spaces along Illinois Drive.

ENGINEERING DEPARTMENT
22. The title of all plans has been revised to "Rigden Farm 8th Filing, Lot 5, Grease Monkey and Car Wash'.
24. The light pole detail and bollard detail have been eliminated since they do not exist on the proposed Site Plan.
25. The curb line to the west has been added to all plans.
26. All existing improvements are shown as dashed lines.
27. Tree wells are shown on all plans.
28. The sidewalk on Illinois Drive has been built by the Master Developer and plans reflect existing improvements.
29. The engineering plans have been separated from the Site Plan documents.
30. A cover sheet has been create for the engineering/utility plans.
31. City signature blocks have been added to all engineering plans.
32. The General Notes have been revised to include required notes and benchmarks.
33. The text size has been corrected to meet minimum size standards.
34. All existing improvements have been shown in dashed lines.
35. The Site, landscape and Utility plans have been coordinated to include matching base info.
36. Plans include dashed lines for existing grades and solid lines for proposed grades.
37. All existing parking lot that exists on this site will need to be removed and/or revised.
38. Contour lines have been corrected with the existing grading information from the adjacent parcel.
39. All easement lines have been added to the plans.
40. Plans and text have been adjusted to meet Larimer County scanning standards.
41. Plans have been revised to include the proposed storm drain inlet and manhole.

AND CAR WASH
Dear Steve,
Automotive Development Group, LLC resubmits this application for the Rigden Farm Grease Monkey and Car
Wash, which includes the following documents: 7 Site Plans; 2 Elevation Plans; 6 Landscape Plans; 6 Photometric
Plans; and 5 Utility Plans including additional Civil Plan documents; 5 Stormwater Compliance Letters; 1
Commercial Service Information Form for Electrical Service. As requested in your Staff Project Review dated
November 11, 2005, the development documents have been revised as follows:
CURRENT PLANNING
47. Building Plans/Code - Building Codes and standards have been submitted to our architect for future reference
during completion of building plans and construction documents.
52. Landscape Plan — The Landscape Plan has been enhanced to include additional screening of the auto related
along all public streets. The Hughes Junipers have been modified to upright junipers to provide year round
coverage. Two additional Foxtail Pines were added on the southeast corner of the site. The Landscape Plan has
been modified to illustrate the existing trees and tree grates along Illinois Drive. An ornamental tree was added on
the southwest corner of the site to enhance the development entry.
48. Site Plan — It has been noted that the previous building locations did not meet the street setbacks as noted in
the City of Fort Collins Development Code. However, due to numerous utility easements that currently are located
upon this parcel to service the Master Development, the potential building locations are limited. However, the Site
Plan has been modified as suggested to relocate the sale office of the Grease Monkey business to the north side of
the building in an effort to enhance pedestrian access to and from surrounding business. Consiquently, the Grease
Monkey setback has been increased along Custer Drive.
49. The information on the proposed sign faces has been removed as requested. Signage will be submitted to the
Zoning Department at a later date.
50. The Sheet index has been changed as noted. The Utility Plans have been submitted as a separate set of
engineering documents.
