Planning: 1. The lighting appears to be somewhat problematic. The wall packs could give off glare, which is not permitted by the City's Land Use Code. This completes staff (and outside reviewing agencies) review and comments at this time. Red -lined plan from City departments are included with this comment letter. Additional comments and red -lined plans may be forthcoming. Another round of staff review is necessary. This proposal is subject to the 90-day revision re -submittal requirement (from the date of this comment letter, being November 21, 2005) as set forth in Section 2.2.11(A) of the Land Use Code. Be sure and return all red -lined plans when you re -submit. The number of copies of each document to re -submit is shown on the attached Revisions Routing Sheet. Per the Rigden 8th Filing plans they were not going to install this sidewalk until the buildings adjacent to the walk were installed. Which is this project. Thus if the sidewalk does not exist than it needs to be designed and installed with this project from the point it ends to the north, south to Custer Dr. We need this designed (spot elevations x-sections with slopes identified and the tree wells located). They are each a separate set of plans and as such should have separate sheet indexes for each set of plans. However, the automotive lube service building should really relate more to the shopping center, from a pedestrian standpoint, to provide better pedestrian access from the building to the center for patrons that may want to shop while their car is being serviced. Do the electric and gas lines as shown along the north side of the proposed building already exist? Would they preclude flipping the building (office end to the north) and moving it about 10' north to narrow the pedestrian crossing to the closest sidewalk to the north? Topic: Landscape plan Number: 52 Created: 11/21/2005 [11/21/05] Landscaping must be enhanced over what is shown on the Landscape Plan to provide adequate screening to the auto -related facility from Custer Drive and Illinois Drive. • The Hughes Junipers along Custer Drive are not tall enough to provide adequate screening. • Additional evergreen trees must be located at the southeast corner of the site. • The trees and tree wells in the sidewalk along Illinois Drive, as approved on the original shopping center Landscape Plan, must be included on this Landscape Plan. e An ornamental tree must be added near the southwest corner of this site.
