All submittals for review of construction documents and release of building permit shall include:
• (1) Completed building permit application per building.
• (1) Completed application checklist for commercial and/or residential.
• (2) Complete sets of Colorado professional "Wet Stamped" plans; include site plans, engineered foundations,
architectural, structural, mechanical, electrical, and plumbing drawings.
• Completed Energy Code compliance forms.

Planning:
1. The lighting appears to be somewhat problematic. The wall packs could
give off glare, which is not permitted by the City's Land Use Code.
This completes staff (and outside reviewing agencies) review and comments at
this time. Red -lined plan from City departments are included with this comment
letter. Additional comments and red -lined plans may be forthcoming. Another
round of staff review is necessary. This proposal is subject to the 90-day
revision re -submittal requirement (from the date of this comment letter,
being November 21, 2005) as set forth in Section 2.2.11(A) of the Land
Use Code. Be sure and return all red -lined plans when you re -submit. The
number of copies of each document to re -submit is shown on the attached
Revisions Routing Sheet.

Add spot elevations along the east side to the existing sidewalk, show existing
and proposed contours, tie in proposed grades to existing ones.
Utility plan sheets should have a legend. Provide"a drainage summary table.

Approved utility plans for Rigden Farms 8th Filing, the Shops at Rigden Farm
should be modified in order for that to reflect information that is consistent

Per the Rigden 8th Filing plans they were not going to install this sidewalk until
the buildings adjacent to the walk were installed. Which is this project. Thus
if the sidewalk does not exist than it needs to be designed and installed with
this project from the point it ends to the north, south to Custer Dr. We need
this designed (spot elevations x-sections with slopes identified and the tree
wells located).

requirements set forth in Section 3.5.3 of the Land Use Code. However, the
automotive lube service building should really relate more to the shopping
center, from a pedestrian standpoint, to provide better pedestrian access from
the building to the center for patrons that may want to shop while their car is
being serviced. Do the electric and gas lines as shown along the north side of
the proposed building already exist? Would they preclude flipping the building
(office end to the north) and moving it about 10' north to narrow the
pedestrian crossing to the closest sidewalk to the north?

site.
• The trees and tree wells in the sidewalk along Illinois Drive, as approved on
the original shopping center Landscape Plan, must be included on this
Landscape Plan.
