15. In approximately two months, the Poudre Fire Authority will adopt and
administer the International Building Code. For further information, please

16. The required minimum side setback is five feet. The conceptual plan
shows only three feet. Any basement window wells must not encroach
into the setback. A Modification of Standard must be granted to allow less
than five feet side setback.

5. A letter amendment to the approved drainage report is required to
address the impacts of the change. Any negative impacts need to be
mitigated. A new erosion control and grading plan is required. These
drawings and documents need to be prepared by a professional engineer

6. The Pavement Management Division of the Engineering Department has
determined that the street is older than five years. The street cut fee will
reflect the age of the pavement accordingly.
7. Development of the site will require the proper amendments to the
approved Utility Plans. A Development Agreement will be required. A
Development Construction Permit will be required.
8. At the time of building permit issuance, please be aware that there will be
a City Street Oversizing Fee and County Road Impact Fee assessed on a
per unit basis.
9. Any damaged sidewalk, curb and gutter will have to b repaired or
replaced.
10. Please be aware that foundation footers cannot extend into dedicated
easements. For further information regarding civil engineering, please

11. In accordance with the standard development procedures of the City of
Fort Collins Light and Power Department, each single family detached
dwelling unit must be served individually. There needs to be sufficient
separation between gas and electric service. It appears that electric,
phone and cable can be served from the front and that gas service can be
brought in from the alley. For further information, please contact Janet

12. A Utility Coordination meeting is recommended. Please contact Susan
Joy to set up a meeting with the representatives from all the affected
utilities.
13. The Poudre Fire Authority requires that all exterior portions of all
structures must be within 150 feet of the fire access roadway, measures
as the hose lies.
14. If the units are arranged as attached dwelling units, then an automatic fire
extinguishing system is required for any structure that contains four or
more units. If the units are detached, such a system is not required.

LAND USE DATA: Request to convert an approved five-plex to five
single family detached lots located at the comer of Rigden Parkway and Custer
Drive.
COMMENTS:
As you are aware, City Code requires separate water (3/4-inch) and sewer
(4-inch) services for each single family detached lot.
2. Existing mains: 12-inch water and 8-inch sewer in both Custer and
Rigden Parkway. There is a 1-inch water service and 4-inch sewer
service which were stubbed onto the property for a multi -family building.
3. Development fees and water rights/raw water acquisition fee are due at
the time of building permit issuance. For further information, please

4. The design of this site must conform to the drainage basin design of the
Foothills Drainage Master Drainage Plan as well the City's Design Criteria
and Construction standards. The city wide development fee is
$3,070/acre ($0.0705/sq.ft.) for new impervious area over 350 sq.ft. No
fee is charged for existing impervious area. This fee is to be paid at the
time each building permit is issued.
