[12/10/04] Define which lowering on sheet 6 is for which lowering on sheet 19. Correct all
lowerings to match this plan set.
Number: 6 Created: 12/10/2004
[12/10/04] A sanitary sewer manhole is required at all vertical as well as horizontal
changes in direction.
Number: 7 Created: 12/10/2004
[12/10/04] It appears that an air relief valve maybe needed at approximately 14+00 of the
sanitary sewer profile on Iowa drive. Indicate the length of pipe, diameter and slope of the
sanitay sewer in all profiles.
Number: 8 Created: 12/10/2004
[12/10/04] Water and sanitary sewer service details are incorporated with in this plan set
however no services are shown in any plan or profile view. If water and sewer services are
proposed for this project please include all appropriate information (i.e. size, location, etc.).
Number: 9 Created: 12/10/2004
[12/10/04] See site, landscape and utility plans for other comments.
Be sure and return all of your redlined plans when you re -submit.
If you have any questions regarding these issues or any other issues related to this project,

[12/3/04] When unplatted future tracts develop, areas of sidewalk may need to be removed
and reinstalled at developer's expense in order to provide electric service to these sites.

Topic: Drainage Report
Number: 14 Created: 12/14/2004
[12/14/04] The drainage report needs to include erosion control calculations.
Please document how the flows issued from the site compare to the flows modeled with the
6th Filing report.
Topic: Plat
Number: 13 Created: 12/14/2004
[12/14/04] The plat cannot vacate existing drainage easements on areas that are not being
platted, and does not dedicate any new ones for the area encompassed by Pond 212 and
the proposed storm sewers that are located within the future tracts. A note indicates that
this will be done by separate document, the vacation would also need to be done by
separate document.
Topic: Utility Plans
Number: 12 Created: 12/14/2004
[12/14/04]
Please add pipe inverts to the grading plans.
Please call out the slope at the bottom of pond 212, a pan may be needed there due to the
apparent minimal slope.
Plans call for the pond outlet to tie in to an existing 24" CMP, the existing pipe in Kansas
Drive is a 30" RCP.
Please provide a detail for the proposed concrete wing walls in detention pond 212.
Please make sure all storm sewers have the minimum 2 foot cover required.
Pleasde provide a detail for the proposed pond outlet, as well as a spillway location and
detail.

[12/13/04] Where diagonal parking is shown on Limon Dr (west of Iowa Dr) the adjacent
sidewalk needs to be 6' in width as addressed in section 3.2.2 of the LUC.
Number: 11 Created: 12/13/2004
[12/13/04] Please show flares on the sidewalk ramps at the intersection of Iowa Dr and
Limon Dr.
Page 3
[12/17/04] The Iowa tie in at Drake does not match the Drake Ziegler plans. The elevations
and match line differ from those plans.
Number: 26 Created: 12/17/2004
[12/17/04) The portion of Drake Rd shown being dedicated has already been dedicated.
The resolution to accept this went to PZ on Aug 19, 2004.

[12/17/041 Please call this plat and plans Rigden Farm NW Roads. Since there are not lots
we would prefer it to just be called by the road name.

(12/17/04] No soils report was submitted — need to submit a soils report.
Number: 29 Created: 12/17/2004
(12/17/04] No utility services or driveways are shown on these plans to the adjacent
parcels. At the time that the adjacent parcels develop and services are provided. The
developer will be charged the triple street cut fees and/or will be required to overlay the
street to repair the area impacted by the utility and driveway installations. This will be
determined at the time of construction based on the impact to the street.
Number: 30 Created: 12/17/2004
[12/17/04] Please see plans for additional comments.
Topic: Limon rd
Number: 1 Created: 11 /30/2004
[11/30/04] The western portion of Limon needs to be either diagonal or parallel parking for
that block face — not a combination of the two.
Number: 15 Created: 12/17/2004
[12/17/04] If it is diagonal then you will need to change and widen out the curb returns at
Limon and Illinois as the width between the curbs would need to be 38 feet not the 32 feet
that was previously designed.
Number: 16 Created: 12/17/2004
[12/17/04] If diagonal you need to use the x-section that was used on Illinois. I have
marked up the x-section for this. You will also need to provide another cross section that
shows the x-section of the street where the parking does not exist.
Number: 17 Created: 12/17/2004
[12/17/04] If you are using diagonal parking then you also need to have the urban
streetscape for that block. The 11.5 foot walk with the tree wells.

[12/3/04] Normal electric development charges and policies will apply. At time of
development, front footage along dedicated roads and streetlighting will be charged.
Additional development charges will occur as tracts develop.

STAFF PROJECT REVIEW
City of Fort Collins
JR ENGINEERING Date: 12/27/2004
MICHAEL BRAKE
2620 E. PROSPECT, SUITE 190
FORT COLLINS, CO 80525
Staff has reviewed your submittal for RIGDEN FARM, 10TH FILING, NORTHWEST ROADS
- PDP, #56-98Z, and we offer the following comments:
ISSUES:
Department: Engineering Issue Contact: Sheri Wamhoff
Topic: General
Number: 18 Created: 12/17/2004
[12/17/04] Whether you are using diagonal or parallel the drainage needs to go to the
outside curb — no pan.
Number: 19 Created: 12/17/2004
[12/17/04] Doesn't appear that you are meeting the min cover requirements over the
stormline in Limon Dr. The street profile needs to be adjusted so that minimum cover is met.
The line is not shown in the Iowa, please show the line so we can verify and show that it
does meet cover requirements.
Number: 20 Created: 12/17/2004
(12/17/041 Need to provide more information on the plan and profile sheets — I can not tell if
the inset parking areas will drain properly and that the center of the street is not dropping
where the inset areas are.
Number: 21 Created: 12/17/2004
[12/17/04] You have separate stationing shown on the plan view for the curb returns, but it
does not correspond to the stationing on the profiles. You can do the stationing as shown
on the plan view —just also use that stationing down below on the profiles so that the two
correspond.
Number: 22 Created: 12/17/2004
[12/17/04) Do not show any easements on the plans that do not exist or are not being
dedicated with this project. Example the utility easements behind the streets.
Number: 23 Created: 12/17/2004
[12/17/04] Indicate all easements to be dedicated by separate document— show these on
the plat. As we discussed we can not vacate the wide stormwater easement until after the
swale has been piped. Once that is done the easement can be vacated by separate
document or when the property is plated for development.
Number: 24 Created: 12/17/2004
[12/17/04] Will need easements (by separate document) for all grading work and
construction work outside of the street row being platted.
