Fire hydrants are required with a maximum spacing of 800 feet along an
approved roadway. Each hydrant must be capable of delivering 1000 gallons of
water per minute at a residual pressure of 20 psi. 1997 UFC 901.2.2.2

This completes staff (and outside reviewing agencies) review and comments at
this time. Additional comments and red -lined plans may be forthcoming. Another
round of staff review is determined to be necessary. This proposal is subject
to the 90-day revision re -submittal requirement (from the date of this
comment letter, being June 15, 2005) as set forth in Section 2.2.11(A) of
the Land Use Code. Be sure and return all of your red -lined plans when you re-
submit. The number of copies of each document to re -submit is shown on the
attached Revisions Routing Sheet.

comments:
1. The boundaries do close.
2. The acreage on Sheet 1 of the Lot M5 Replat does not match what
Technical Services calculated for the acreage of the lot.
3. How was Chase Drive dedicated? This question applies to both the Lot MI &
Lot M5 plats.
4. Technical Services thinks that these plats need unique titles. It is
confusing to have final plats of Lot M1 and Lot M5 that are also replats of
Lot M1 and Lot M5.

[6/15/05] The Site Plans, Landscape Plans, and Building Elevation Plans that
were submitted with the subdivision plats for the Replat of Lots MI and M5 are
for reference only as they relate to the replats. These documents are being
reviewed as part of the Minor Amendment to Lots MI and M5 that was
submitted to the Zoning Department on February 14, 2005. They will be
approved or denied as part of the Minor Amendment decision. One
precautionary comment: please ensure that the lots on the replats can
accommodate the buildings as proposed on the Site Plans (i.e., setbacks,
easements, etc.).

[6/14/05] Carl Jenkins of the U.S. Postal Service offered the following
comment:
Mail Service: Centralized delivery of a minimum of 1 centralized box unit
(CBU, Industry Type III) required. Revise plan to show the required CBU
location as approved by the U.S. Postal Service. In all cases CBU's must be
located in the public right-of-way or a designated easement. Be advised
that the responsibility of purchase and maintaining the CBU with the
concrete pad is that of the owner/developer/builder/HOA. Prior to
occupancy within the development approved mail receptacles must be in
place. Delivery Agreement must be in place prior to any delivery of mail.
