The project is known as Rigden Farm, 10`h Filing, Northwest Roads, Project Development Plan, File #56-98Z. Request to construct roadway and utility main line infrastructure to serve the adjacent unplatted properties. The construction of the roadways shown in the utility plan set will complete the roadway network within this area of Rigden Farm to serve the remaining developable land. The platting of the adjacent lands will occur during the design and review process of the specific parcels. The subdivision plat creates necessary road right-of-way, which will be dedicated to the city of Fort Collins for the repair and maintenance of the completed roads. The property is located in the northwesterly portion of the Rigden Farm bounded by East Drake Road, Timberline Road, Illinois Drive and Kansas Drive and zoned NC, Neighborhood Commercial and MMN, Medium Density Mixed -Use Neighborhood. If you have any interest or concern about this proposed project, you are encouraged to attend this public hearing. At the hearing, you will have the opportunity to hear from the City staff and the project applicant about the details of the project. You will also be given the opportunity to state your views about the project. The affected property owners list for this public hearing is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
