I have put together some information on what you need to do to get the plat filed to split this lot.
Talking with the building department the first thing that you need to do is talk to the `plans analyst'
that is on duty that day. Need to determine if the homes were built so that it is possible to split the
lot in two. The building codes are different for the walls between a duplex and the walls between
single family attached units (That is what this will become if approved). If the building will not
meet the code for single family attached units, you can not do this.
If the buildings meet the code criteria for single family attached there are two processes that have to
be completed and approved. They can be processed at the same time, but neither can be approved
without the other.
Minor Amendment process
This needs to be done as you are requesting a change in the property from a duplex to single family
attached.
This is a process thru the building department - The minor amendment application needs to be filled
out, the six (6) copies of the recorded plan and six (6) redlined copy of the plan need to be provided
along with the application fee of $192. The plan needed is most likely the site plan, but please
check with Peter Bames in the building department if you have questions about this (416-2355).
Replating process
This is a process thru the current planning department This is the process that divides the property
into two lots. I talked to Steve Olt (221-6341) about this — he is one of the current planners and the
one most likely to be working with you on this process. Steve said that the replat would be
accepted as a small project and the fee for that would be $200. I have marked the appropriate boxes
on the application.
In order to submit this project into planning you will need to make an appointment with Ginger
Dodge (221-6750) and then bring the following to that appointment: filled out application form, the
plans as noted on the submittal checksheet (23 copies of the proposed plat, and 13 copies of a plan
showing the location of the installed utilities into the lot) and a check for $200.
If you have questions about this I can try to answer them, but either Ginger or Steve maybe better
able to answer them.
With both process the information you provide will be routed around to various departments for
there review. Comments will be provided at the end of the review and if necessary you will need to
submit plans in again with the changes made (if needed it is usually considerably less in quantity
that is needed. The replat will need to go to a public hearing. Steve will schedule this probably
after the Is' round of review unless there are some major issues with splitting these lots.
I had tried to summarize the two processes I understand that you will need to go thru to have this
approved, but can not guarantee that the information I have provided here covers everything.
