Please also provide a native see schedule. Department: PFA Issue Contact: Carie Dann Topic: Fire Number: 76 Created: 3/30/2006 [3/30/06] SECONDARY ACCESS LANES: PFA acknowledges the two lanes shown to provide secondary access and are designated for "Emergency Vehicles Only". These two easements shall be constructed of an all-weather driving surface (asphalt or concrete) that can support the weight of fire apparatus. The applicant said they would install a gate and Knox Lock at each of these access lanes; however, PFA would prefer signage only, and if private vehicles begin using the emergency access drives as a public street, then install a gate and Knox Lock. (All specifications for fire lanes shall apply to these two Emergency Access Easements; see comment 77 for information.) Number: 77 Created: 3/30/2006 [3/30/06] FIRE LANE: A fire lane is required throughout all drive aisles in Tracts F and G, and Green Lake Court and Flagstaff Court. The fire lane shall be visible by painting and signage, and maintained unobstructed. A fire lane plan shall be submitted for approval prior to installation. The fire lane shall be a flat, hard, all-weather driving surface (asphalt or concrete) capable of supporting fire apparatus weights. Compacted road base shall be used only for temporary fire lanes or at construction sites. The fire lane shall have appropriate maintenance agreements that are legally binding and enforceable, and be designated on the plat as an Emergency Access Easement. The minimum required width of 20 feet shall be maintained throughout the length of the fire lane. Number: 78 Created: 3/30/2006 Page 4 [3/29/06] Property lines are shown encroaching the Western Gas easement. No structures may be located in the easement, including footings Number: 57 Created: 3/29/2006 [3/29/06] (PH) Please modify the Tract descriptions to say "PUBLIC access easement, not just "access easement." Number: 62 Created: 3/29/2006 [3/29/06] Horizontal control plan is not showing any labels or dimensions. Number: 67 Created: 3/29/2006 [3/29/06] (PH) Your key maps are still showing the old layout. Topic: grading plan Number: 58 Created: 3/29/2006 [3/29/06] (PH) Please clarify hatch patterns on the sidewalk and on the streets. Number: 65 Created: 3/29/2006 [3/29/06] (PH) The area on the west end of Green Lake Ct. appears to exceed the allowable drainage from a private drive onto a public ROW. The limit is 750 s.f. Topic: Landscape plan Number: 70 Created: 3/29/2006 [3/29/06] Please check with Excel that you're maintaining enough separation from street trees. Number: 71 Created: 3/29/2006 [3/29/06] (PH) Please label utility lines on the landscape plan. Also, label and dimension all easements. Topic: Technical Services Number: 74 Created: 3/29/2006 [3/29/06] Tech. Services Comments: 1. Boundaries close. Boundaries do not match Trail Head plat. (Does this plat change the south line of Lot 7/618?) 2. Suggestion that line and curve tables be moved to the cover sheet. 3. Tracts should be emergency access also. Topic: utility plan Number: 59 Created: 3/29/2006 [3/29/06] Please check with utilities that you have adequate separations. Along Campfire Dr., only 3' between gas and water services. Along Vine Dr., only 5' between gas and electric mains. Number: 60 Created: 3/29/2006 [3129/06] (PH) Label and dimension easements and ROW. Number: 61 Created: 3/29/2006 [3/29/06] (PH) For any utility stubs that will be existing, please change the linetype to existing and label as existing per Trail Head. Page 3 A permit must be obtained from the City Forester before any trees or shrubs as noted on this plan are planted, pruned or removed on the public right-of-way. This includes zones between the sidewalk and curb, medians, and other City property. This permit shall approve the location and species to be planted. Failure to obtain this permit may result in replacing or relocating trees and a hold on certificate of occupancy. The developer shall contact the City Forester to inspect all street tree plantings at the completion of each phase of the development. All trees need to have been installed as shown on the landscape plan. Approval of street tree planting is required before final approval of each phase. Failure to obtain approval by the City Forester for street trees in a phase shall result in a hold on certificate of occupancy for future phases of the development." Please see redlines for additional comments. Number: 69 Created: 3/29/2006 [3/29/06] 1 think the sidewalk solution works well, as does the new parking lot layout. Thanks for your time and effort to address these issues. Number: 75 Created: 3/29/2006 [3/29/061 The parking that faces the existing trees and buffer needs to be screened. Again since the project is right up against the property line, this may be challenging. Screening e- can either be taller shrubs or a combination fence and landscaping. My suggestion would o1,10 tea, be to change the parking spaces to compact dimensions and use shrubs for screening so that the view out to the trees is minimally obstructed. A'4- Topic: Landscape plan Number: 73 Created: 3/29/2006 [3/29/06] The ring walkway is technically a major walkway spine and as such, needs to be goJ' " }y lined on both sides with trees. Since the project is right up against the property line, there is,oL" little room to provide this. Perhaps you could add a few crabapples on the residential side.c' Number: 81 Created: 3/31 /2006 [3/31/061 Ensure that the proposed street trees are properly spaced and not in the required utility separation areas. Topic: Lighting Plan Number: 68 Created: 3/29/2006 [3/29/061 The lighting plan is beautiful! I wish I had a gold star sticker to put on it. Good fixture choices, good lighting levels, and good shielding. Bravo!! Refer to 4.4(E)(4)(d) for more detail. Remember too that per 4.4(E)(4)( c) there need to be at least 3 ` distinctly different designs. L Topitt: General Number: 33 Created: 11/1/2005 [4/10/0€1 Has this been addressed? Please contact Megan to resolve any remaining issues. [11/1/05] The County Assessor comments that: Title of plat is Trail Head Townhomes--differentfrom Trailhead Village Townhomes. Also, Tract F is not labelled on the plat. Megan Harrity 498-7065 Number:34 Created:11/1/2005 [4110106] The plat still shows building envelopes that overlap at the C.Orttprs, preventing Xcel from being able to run gas lines to the buildings. [11/1/05] Xcel Energy comments: "Appears best way to serve townhomes would be one service to each building complex with all meters at one end of the building. Customer would need to run fuel lines through other units to get to meter location. No way to serve Building F Units 29-32. Building envelopes prevent gas service lines from being installed at ends of building. Same thing with Building D between units 18 and 19. Number: 48 Created: 11 /4/2005 [4/10/06] The notes have not been added. Please add. Also, Summit Ash is also not on the approved street tree list. Please select a tree that is or, the list. A list will be returned with Forestry redlines. [11/4/05] Tim Buchanan the City Forester comments as follows: "Along Green Lake Court the street tree used is Fall Gold Ash. This species is no longer on the City Street Tree List. The applicant needs to change these trees to Marshall Ash or another approved street tree species. 150 \4 00, Page 1
