[3/30/06] SECONDARY ACCESS LANES: PFA acknowledges the two lanes shown to
provide secondary access and are designated for "Emergency Vehicles Only". These two
easements shall be constructed of an all-weather driving surface (asphalt or concrete) that
can support the weight of fire apparatus. The applicant said they would install a gate and
Knox Lock at each of these access lanes; however, PFA would prefer signage only, and if
private vehicles begin using the emergency access drives as a public street, then install a
gate and Knox Lock. (All specifications for fire lanes shall apply to these two Emergency
Access Easements; see comment 77 for information.)

[3/30/06] FIRE LANE: A fire lane is required throughout all drive aisles in Tracts F and G,
and Green Lake Court and Flagstaff Court. The fire lane shall be visible by painting and
signage, and maintained unobstructed. A fire lane plan shall be submitted for approval prior
to installation. The fire lane shall be a flat, hard, all-weather driving surface (asphalt or
concrete) capable of supporting fire apparatus weights. Compacted road base shall be used
only for temporary fire lanes or at construction sites.
The fire lane shall have appropriate maintenance agreements that are legally binding and
enforceable, and be designated on the plat as an Emergency Access Easement. The
minimum required width of 20 feet shall be maintained throughout the length of the fire lane.

A permit must be obtained from the City Forester before any trees or shrubs as noted on this
plan are planted, pruned or removed on the public right-of-way. This includes zones
between the sidewalk and curb, medians, and other City property. This permit shall approve
the location and species to be planted. Failure to obtain this permit may result in replacing
or relocating trees and a hold on certificate of occupancy.
The developer shall contact the City Forester to inspect all street tree plantings at the
completion of each phase of the development. All trees need to have been installed as
shown on the landscape plan. Approval of street tree planting is required before final
approval of each phase. Failure to obtain approval by the City Forester for street trees in a
phase shall result in a hold on certificate of occupancy for future phases of the
development."

"Appears best way to serve townhomes would be one service to each building complex with
all meters at one end of the building. Customer would need to run fuel lines through other
units to get to meter location.
No way to serve Building F Units 29-32. Building envelopes prevent gas service lines from
being installed at ends of building.
Same thing with Building D between units 18 and 19.

"Along Green Lake Court the street tree used is Fall Gold Ash. This species is no longer on
the City Street Tree List. The applicant needs to change these trees to Marshall Ash or
another approved street tree species.
