A permit must be obtained from the City Forester before any trees or shrubs as noted on this plan are planted, pruned or removed on the public right-of-way. This includes zones between the sidewalk and curb, medians, and other City property. This permit shall approve the location and species to be planted. Failure to obtain this permit may result in replacing or relocating trees and a hold on certificate of occupancy. The developer shall contact the City Forester to inspect all street tree plantings at the completion of each phase of the development. All trees need to have been installed as shown on the landscape plan. Approval of street tree planting is required before final approval of each phase. Also, Tract F is not labelled on the plat. Megan Harrity 498-7065 Number: 34 Created: 11/1/2005 [11/1/05] Xcel Energy comments: "Appears best way to serve townhomes would be one service to each building complex with all meters at one end of the building. Customer would need to run fuel lines through other units to get to meter location. No way to serve Building F Units 29-32. Building envelopment prevent gas service lines to be installed at ends of building. Same thing with Building D between units 18 and 19. Number: 37 Created: 11/1/2005 [11/1/05] While the project appears to meet the letter of the Land Use Code, staff is concerned about some issues that are not meeting the intent of the Land Use Code, such as connecting walkways, the front and back sides of the elevations, variety of building elevations, and connections to the neighborhood park. We recognize that this is a difficult nut to crack, and we hope a joint discussion will help optimize the plan proposed. We will schedule a meeting for us to discuss once we have the go-ahead from you. Please call me at 221-6206 to arrange.
