QUALITY-ENG I NEERI NG. C OM December 11, 2015 Harmony Ridge Townhomes 4609 Morning Dove Ln. Units 1-6 Fort Collins, CO Harmony Ridge P.U.D. Third Replat Statement of Planning Objectives The application for the replat of the 4609 Morning Dove Ln., Harmony Ridge Townhomes formerly known as Harmony Ridge 6-Plex, is being submitted by Quality Engineering (applicant) on the behalf of Post Modern Development (owner). The objective of this process is to conform with newer city policy regarding the property line/platting process of the Harmony Ridge Subdivision which now requires all new construction to replat property lines for every single-family attached unit being built regardless of it being free standing or not. The entire project and construction plans have been approved by all city departments as a multi -family housing development. This replat is required to correctly classify the project as a townhome. A six (6) unit, single story townhome has been previously proposed and has been issued an FF permit incorrectly as a multi -family project.: Building Permit #: B1504641; Issued FF: 7/28/15. New permits for each unit have been applied for to classify the project as a townhome project. Construction has been completed within the limits of the FF permit and is awaiting the final building permits. Proposed landscaping/open space has been allocated directly adjacent to the building so as to improve on the natural grass that was existing prior to disturbance. Once complete, maintenance will be provided by the HOA, while ownership of the individual units themselves will be allocated based upon purchase of the properties by third party individuals. Page 1
