Staff has reviewed your submittal for TRAILHEAD PDP - TYPE I (LUC) AND FINAL PLAN,
and we offer the following comments:

determined in the field by the City Engineering Inspector. All repairs to be in accordance
with City Street repair standards.

[9/23/04] [8/24/04] [5/18/04) A change has been made to the requirements below. The
trees will not be installed at this time along Vine and their costs will be included in the
contribution in aid for the developer's local street portion. Please continue to show the trees
on the plans but label the landscaping and utility plans that the trees will be installed with the
Vine Drive Road Improvements.
[3/19/04] [1/13/04] Engineering will require an interim and ultimate road design for Vine
Drive. The TIS shows the need for a right turn lane from Vine to Greenfields in the long
range. This project is responsible for dedicating the additional ROW and designing it in the
ultimate design. This project is also responsible for construction of Vine Drive along their
frontage, however, the City's Street Oversizing Dept prefers to construct the entire length of
Vine when it's realigned at some point in the future. This project will only construct the
sidewalk along their frontage and install the landscaping. A Contribution in Aid will be

A reminder that the irrigation easement needs to be abandoned and all off -site easements
signed before mylar signing.

[10/1/04] There are 4 trees shown in an area that will be regraded in the future to
accommodate the ultimate Vine Drive improvements. As a policy, the city does not allow
trees to be planted in areas that will require their removal in the future. The developer does
have a choice in this case ... if he chooses to have the trees there, then they must be
ornamentals and the developer would have to escrow for the future trees as well. That
would mean that he has to pay for 8 trees rather than 4. The other choice, of course, is to
not install the trees at this time and include their cost in the Vine Drive estimate.

(1/16/04] Glacier Creek will not need to be constructed to the property line per the
discussion at Staff Review, January 14th. Cash in lieu of will be accepted so that the street
can be built at some point in the future. An estimate will be required from JR Engineering
for the City's review and approval so that the dollar amount can be included in the DA.

[10/1/04] Sheet B2 - See redlines. Question/suggestion on the placement of the wingwalls.
There is a concern that there will be scouring - is there another way to place these or will we
need to do something with the embankment to account for that? Also, the typical section for
the bridge girds show that you will be laying the girds at an angle. This is OK, just that it is
harder to lay this out in the field and could cost more. Another option would be to pour a
stepped deck instead (but this is not required).

the bearing seats talc out at 1.33% slope one way and 2.66% the other. Our minimum is
2%.

Halopoff and you could call him as well.

to 10 and 3/8". See redlines.

[10/1/04] Sheet 1310 - Detail 2 - Is there another way to run the deck drain? The way it is
now leaves 3" of concrete for the sidewalk and by the time you subtract out the rebar, you
don't have a lot of concrete left. It won't stand up to traffic very long.
