Page 1 To: Bob Barkeen From: Tim Buchanan September 2, 2004 RE: Trail Head Street Trees As a final review of the Trail Head PDP, I am asking that theses Species of Street Trees be changed. Fall Gold Ash Change to Patmore Ash English Oak Change to Skymaster English Oak The City Forestry Staff has recently made evaluations on Fall Gold Ash. Some problems related to growth and survival have been identified. Changing to Patmore Ash will ensure that proven durable street tree is use. The form and summer and fall leaf color are very similar to Fall Gold so the design effect will not be changed. Skymaster English Oak is a cultivar of English Oak that has an upright form with less spread. It is superior to using the straight species of English Oak. The attached plans have the Fall Gold Ash and English Oak identified that should be changed. Number: 253 Created: 8/27/2004 Please provide a tract for the storm sewer located at the northwest part of the site that is located in an easement on two lots. See redlines. Number: 254 Created: 8/27/2004 Please provide cover for the storm sewer which is shown above ground on the profiles. See redlined plan. Number: 255 Created: 8/27/2004 Please provide a trash rack detail with a maximum of 5 inch spacing between bars. Cross bars are recommended as well for child safety. Trash rack should be safe to walk on. Number: 256 Created: 8/27/2004 There are some inlet and storm pipe conflicts with trees throughout the site. See redlined landscape plan. Please provide 10 feet separation between drainage structures and all trees. Topic: Erosion/Sediment Control Number: 257 Created: 8/27/2004 1. The report is very general; it should describe in more detail what BMP's will be utilized . where in which phase of construction. The plan contains phasing plan sheets, the report ant plans should address erosion control for these phases with individual plans for each phase if they are to be done separately. 2. The report states that calculations, etc are to be found in Appendix H. I did not find this information there. The title page to Appendix G says Erosion Control, but the appendix contains rip rap calculations. I declined to look through the rest of the volume to try to locate the calculations required. 3. Please provide a project schedule detailing what BMP's are to be utilized in what phases of construction (grading, concrete installation, etc.). Use Month 1, 2, 3, etc., not specific months (Apr Mar, Jun). 4. Some of the symbols for BMP's on the plan are not consistent on the plan or with the legend. Please correct. Topic: Stormwater Number: 228 Created: 5/26/2004 [8/27/04] Please provide an off -site drainage easement for the outlet pipe for Pond A located at the southwest corner of the site. This easement needs to be 20 feet wide with the pipe centered in the easement. Department: Transportation Planning Issue Contact: David Averill Topic: Transportation Number: 237 Created: 8/24/2004 [8/24/04] There are numerous crosswalk ramps that lead to nowhere - meaning there isn't a ramp across the roadway to provide a full crossing. A few that I've spotted so far are: Sheet 90 of Utility Plans: Campfire at Vine, east side of Campfire - remove the ramp that directs pedestrians to the south (across Vine). There is no opposite ramp. Page 10 Department: Stormwater Utility Issue Contact: Wes Lamarque Topic: Drainage Number: 242 Created: 8/27/2004 Please revise the basin widths in the SWMM model as per phone discussion and revise detention pond volume per model's new calculations. Number: 243 Created: 8/27/2004 Please provide drainage easements on the lots where flows from upstream lots pas through. These drainage easements can be center on the lot line and need to be 10 feet wide as a minimum. Number: 244 Created: 8/27/2004 A reminder that the irrigation easement needs to be abandoned and all off -site easements signed before mylar signing. Number: 245 Created: 8/27/2004 Due to 3:1 slopes along the swale in the Waterglen development, a maintenance agreement will need to be included in the development agreement as well as the future HOA covenants. Number: 246 Created: 8/27/2004 Please provide a plan view for all the lot grading templates (Type A, B, G, W) to better clarify typical lot grading. Number: 247 Created: 8/27/2004 Please provide typical alley cross -sections for all the different types of alleys on the plans. This is needed for drainage purposes to ensure the alley is built per the flow calcs in the drainage report. The width of the flow needs to be contained within the alley or drainage easements would be required for the lots where the flow encroaches, however no more than 3 lots can be affected in a row. Number: 248 Created: 8/27/2004 Please provide a buried riprap detail. Number: 249 Created: 8/27/2004 Please have storm sewer outlets at or near the toe -of -slope of the detention ponds. This reduces the risk of erosion even if riprap is provided. Number: 250 Created: 8/27/2004 Please note a few storm sewer alignment concerns on the redlines. Additional clearance is needed in a few locations to allow for maintenance and/or replacement in the future. Number: 251 Created: 8/27/2004 Please provide a detention pond summary table on the drainage plan for the 2 ponds including volume req., volume provided, 100-year HWL, WQ water line, and WQ vol. provided. Number: 252 Created: 8/27/2004 Please show that the ground water is below any storm sewer or provide water tight joints for all storm sewers within the groundwater. Page 9 [8/19/04]Along Vine Drive any area where there is a cut in road elevation above the existing electric line must be potholed to determine the depth of the existing electric line. A 30" minimum cover must be maintained over the electric line. Please add a note to reflect this requirement. Number: 232 Created: 8/19/2004 [8/19/04] The existing vaults along Vine Drive will need to be relocated prior to the Interim Vine Road Improvements. A new electric circuit will need to be constructed along Vine before the existing equipment can be removed. New vaults will need to be installed at each entrance road to the subdivision. These vaults will need to be placed far enough north to avoid any future elevation changes due to the final Vine Road Improvements. Final grading at each road entrance and horizontal and vertical control will be required. System modification charges will apply. Number: 233 Created: 8/19/2004 [8/19/04] The proposed bridge crossing at the north end of the project will need to accommodate electric conduit as part of the bridge design. I think we could go through the comments a lot faster just going through the plans real quick than to try type them all out. The plans overall are fantastic - we're just down to the last minute details. I also wanted to talk about coordinating the various sets (interim, ultimate, etc) and how to best do that. I have a suggestion but would like to talk it over with you first. Number: 268 Created: 8/27/2004 [8/27/04] Please see the redlines and checklist E4 for additional comments. Number: 177 Created: 5/18/2004 [8/24/04] Full design has not been completed. Will need this before approving the development's mylars. [5/18/04] As discussed at conceptual and the first round of review, this project is responsible for the full design of the ditch crossing on the north side of the property as well as contributing 1/2 their share of the costs of constructing it. All applicable notes, details, and structural talcs must be provided in the plans. Please see Young's Creek and The Lind Property for good example. An estimate will need to be prepared for the city's review and approval once the design has been completed and that amount will go in the DA. This project must also provide a complete design for the underpass at Vine with enough information so that it can be built in the field. Please see Lind and Young's Creek blue lines for good examples of the information that will need to be provided on the plans for the bridge or culvert and the underpass. Number: 178 .
