Water Supply/Residential (Outside GMA): No residential buildings can be greater than 400
feet from a fire hydrant. Fire hydrants are required with a maximum spacing of 800 feet
along an approved roadway. Each hydrant must be capable of delivering 500 gallons per
minute at a residual pressure of 20 psi. If a fire hydrant cannot be provided, fire sprinklers

RE: Trail Head Street Trees
As a final review of the Trail Head PDP, I am asking that theses Species of Street Trees
be changed.
Fall Gold Ash Change to Patmore Ash
English Oak Change to Skymaster English Oak
The City Forestry Staff has recently made evaluations on Fall Gold Ash. Some problems
related to growth and survival have been identified. Changing to Patmore Ash will ensure
that proven durable street tree is use. The form and summer and fall leaf color are very
similar to Fall Gold so the design effect will not be changed.
Skymaster English Oak is a cultivar of English Oak that has an upright form with less
spread. It is superior to using the straight species of English Oak.
The attached plans have the Fall Gold Ash and English Oak identified that should be
changed.

1. The report is very general; it should describe in more detail what BMP's will be utilized .
where in which phase of construction. The plan contains phasing plan sheets, the report ant
plans should address erosion control for these phases with individual plans for each phase if
they are to be done separately.
2. The report states that calculations, etc are to be found in Appendix H. I did not find this
information there. The title page to Appendix G says Erosion Control, but the appendix
contains rip rap calculations. I declined to look through the rest of the volume to try to locate
the calculations required.
3. Please provide a project schedule detailing what BMP's are to be utilized in what
phases of construction (grading, concrete installation, etc.). Use Month 1, 2, 3, etc., not
specific months (Apr Mar, Jun).
4. Some of the symbols for BMP's on the plan are not consistent on the plan or with the
legend. Please correct.

and approval once the design has been completed and that amount will go in the DA. This
project must also provide a complete design for the underpass at Vine with enough
information so that it can be built in the field. Please see Lind and Young's Creek blue lines
for good examples of the information that will need to be provided on the plans for the bridge
or culvert and the underpass.

Drive. The TIS shows the need for a right turn lane from Vine to Greenfields in the long
range. This project is responsible for dedicating the additional ROW and designing it in the
ultimate design. This project is also responsible for construction of Vine Drive along their
frontage, however, the City's Street Oversizing Dept prefers to construct the entire length of
Vine when it's realigned at some point in the future. This project will only construct the
sidewalk along their frontage and install the landscaping. A Contribution in Aid will be
accepted for the rest of their local street portion. An estimate prepared by JR Engineering
will be required prior to drafting the Development Agreement so that this amount can be
added to the DA.
