HomeMy WebLinkAboutTRAILHEAD - PDP - 43-02A - CORRESPONDENCE - (5)[1/13/04] Corrections to the plat language are required. Number: 65 Created: 1 /13/2004 [5/18/041 13/16/04] If you are providing a ditch easement by separate document, then a note to the plat/utility plans will have to be added that includes the reception number of the separately recorded document. The easement will need to be recorded with the County before we can approve the mylars. [1/13/04] Provide a signature block for the ditch company. Number: 90 Created: 1 /16/2004 [5/18/04] [3/16/04] Your response notes that the vacation is being done by separate document and that is ok, but the vacation will need to be filed and recorded with the County and the reception number placed on the plat/utility plans before we can approve the mylars. [1/16/04] Vacate the old ditch easement with the plat. Number: 95 Created: 1 /16/2004 (5/18/04] Has the naming of this street been approved by PFA? [3/16/04] Lower Loop Drive can not be a Circle. Check with PFA for direction. [1/16/04] From Technical Services: East/west portion of Lower Loop Dr needs to be renamed. Number: 111 Created: 3/16/2004 [5/20/04] Some of the tracts shown do not have an access easement - will you need this? [3/16/04] Please provide a tract table that includes what each tract is for, who owns it, and who maintains it. Number: 116 Created: 3/16/2004 [5/18/04] Repeat comment. We have seen your response, however, this still needs to be located on the plat in order for the plat to be approved. [3/16/04] From Technical Services: Industrial and Gas easement not locatable on plat. Number: 133 Created: 3/19/2004 [5/18/04] [3/19/04) See redlines for other comments. Number: 189 Created: 5/20/2004 [5/20/04] Show all driveways. Do not shade them, just an outline is fine. Topic: Site Number: 121 Created: 3/16/2004 [5/18/04] [3/16/04] See comments under General. Number: 172 Created: 5/18/2004 [5/18/04] See Appendix E6 for scanning requirements. The cover sheet is illegible and will not scan. Please remove grading for clarity. Remove the utilities from all sheets. Number: 173 [5/18/04] Show and label all retaining walls. Number: 188 (5/20/04] Remove the contours for legibility. Number: 207 [5/20/04] Dimension all sidewalks and parkways. Created: 5/18/2004 Created: 5/20/2004 Created: 5/20/2004 Page 5 [3/17/041 Please see red lines for additional access ramp locations throughout the development. Also the details sheet needs to include the standard detail for directional access ramps for detached sidewalks. The center radial ramp detail included in the plans is not required since all the sidewalks are detached. It is also recommended that the crosswalks that lead to the Daycare Center and Club House be striped to highlight the pedestrian crossing to motorists. [1/14/04] Directional access ramps are required at the intersections with Vine Drive. If the street doesn't continue to the south or doesn't align to a street to the south, than the directional ramps should only go east to west. Number: 128 Created: 3/17/2004 [5/21/041 Regardless of the trail underpass the pedestrian street crossing facilities for Vine Drive are still needed and are required as part of the standard intersection design. Please include these facilities within the next submittal. [3/17/04] The Greenfields/Vine Drive intersection needs to be designed as a standard arterial / arterial intersection if a roundabout design is determined to be unsatisfactory. This means dedicated turn lanes in all directions, or adequate space for future turn lanes, pedestrian enhanced crosswalks with minimum 6' median refuges, directional access ramps and continuous bike lanes through the intersection. 5/19/04] The regional trial proposed through the site requires a minimum 30-foot public access easement. The easement will need to be identified and labeled on the plat and all plan sets from the RR tracks to the Vine Drive underpass. (5/19/04] Please provide design details for the underpass designs and the trail bridge design. 15/19/04] The Vine Drive westbound right turn lane at Greenfields that leads into the Trailhead development needs to be designed as a right turn lane with a bay taper and not as a continuous right turn lane from Campfire Drive. Redline drawings are available at the Current Planning front desk. Be sure and return all of your redlined plans when you re -submit. Topic: Landscape Number: 174 Created: 5/18/2004 Pool/Day care plan does not have planting schedule - not with previous plans, either. Department: Stormwater Utility Topic: Erosion/Sediment Control Number: 166 [5/26/04] REPEAT COMMENT Issue Contact: Wes Lamarque Created: 3/22/2004 This plan cannot be reviewed at this time - no calculations were submitted in Appendix G, and sheets of the plan set relating to stormwater runoff control were not attached. The sediment erosion control sheets (not the general notes at the front of the utility plan set), need to contain standard City erosion control notes, and the legend for BMP's. Also, it would be much better if one sheet could be utilized to show the entire project and the BMP's needed to control stormwater runoff. The other, more detailed sheets currently submitted could then be utilized for clarity on portions of the project. If the project is to be phased, each phase must have a "stand alone" stormwater runoff control plan. If you have any questions regarding erosion control, please call Bob Zakely at 224-6063. Topic: Stormwater Number: 227 Created: 5/26/2004 After talking with City Stormwater Staff, the CUHP method for calculating the hydrographs are not the City standard and are not accepted. Please revise ModSWMM to utilize hydrographs generated by ModSWMM. Number: 228 Created: 5/26/2004 Please provide an off -site drainage easement for the outlet pipe for Pond A located at the southwest corner of the site. This easement needs to be 20 feet wide with the pipe centered in the easement. Number: 230 Created: 5/27/2004 Please see redlined plans and report where most of the comments are located. Department: Transportation Planning Issue Contact: Tom Reiff Topic: Transportation Number: 78 Created: 1 /14/2004 [5/21/04) Please label the sidewalk connection along Vine Drive to the Waterglen subdivision as part of this project and that it will be built with the Trailhead project. (1/14/04) In order to achieve pedestrian level of service as identified in the TIS, the sidewalk along Vine Drive will need to connect to the sidewalk along Waterglen's frontage. This may require discussions with the Waterglen HOA to determine who bears the cost. Number: 81 Created: 1 /14/2004 [5/21/04] The ramps added to the previous submittal need to be shown on the site and landscape plans in addition to the utility plans. See sheet 48 of 64, for example, of the Sidehill plans. This is how your plan and profiles need to show the information. Right now they're not showing much information at all. [3/19/04] Need to show how the project's interior local streets will connect to Vine in the interim. Sidehill is a good example to look at - they have the same set of circumstances happening where all their locals connect to Timberline. Number: 164 Created: 3/19/2004 [5/18/04] Repeat comment. Plans are missing some of the required info but it is not required until Final Compliance. Please make your client aware that he is proceeding with the design at his option and at his own risk ($$) until the Board's decision on the rezoning for the property. [3/19/04] See the redlines on Appendix E4 for other comments. Most of them do not need to be done until Final Compliance but it is always your option to work on them anytime. Number: 176 Created: 5/18/2004 [5/18/04] Will need to show the street cuts into Vine for the utility connections. Please add the street cut note: Limits of street cut are approximate. Final limits are to be determined in the field by the City Engineering Inspector. All repairs to be in accordance with City street repair standards. Number: 177 Created: 5/18/2004 [5/18/04] As discussed at conceptual and the first round of review, this project is responsible for the full design of the ditch crossing on the north side of the property as well as contributing 1/2 their share of the costs of constructing it. All applicable notes, details, and structural calcs must be provided in the plans. Please see Young's Creek and The Lind Property for good example. An estimate will need to be prepared for the city's review and approval once the design has been completed and that amount will go in the DA. This project must also provide a complete design for the underpass at Vine with enough information so that it can be built in the field. Please see Lind and Young's Creek bluelines for good examples of the information that will need to be provided on the plans for the bridge or culvert and the underpass. Number: 178 Created: 5/18/2004 [5/18/04] No retaining walls are allowed within the utility easement. Please provide a design and all necessary details, calcs for any and all walls over 30". Page 4 [3/19/04] [1/13/041 Engineering will require an interim and ultimate road design for Vine Drive. The TIS shows the need for a right turn lane from Vine to Greensfields in the long range. This project is responsible for dedicating the additional ROW and designing it in the ultimate design. This project is also responsible for construction of Vine Drive along their frontage, however, the City's Streetoversizing Dept prefers to construct the entire length of Vine when it's realigned at some point in the future. This project will only construct the sidewalk along their frontage and install the landscaping. A Contribution in Aid will be accepted for the rest of their local street portion. An estimate prepared by JR Engineering will be required prior to drafting the Development Agreement so that this amount can be added to the DA.
