HomeMy WebLinkAboutTRAILHEAD - PDP - 43-02A - CORRESPONDENCE - (3)• Bob Barkeen City Planner Page 10 • Department: Stormwater Utility Issue Contact: Wes Lamarque Topic: Erosion/Sediment Control Number: 166 Created: 3/22/2004 1. This plan cannot be reviewed at this time - no calculations were submitted in Appendix G, and sheets of the plan set relating to stormwater runoff control were not attached. The sediment erosion control sheets (not the general notes at the front of the utility plan set), need to contain standard City erosion control notes, and the legend for BMP's. Also, it would be much better if one sheet could be utilized to show the entire project and the BMP's needed to control stormwater runoff. The other, more detailed sheets currently submitted could then be utilized for clarity on portions of the project. If the project is to be phased, each phase must have a "stand alone" stormwater runoff control plan. If you have any questions regarding erosion control, please call Bob Zakely at 224-6063. Topic: Stormwater Number: 165 Created: 3/22/2004 PDP is ready for hearing regarding drainage design. Quantity and quality detention volume provided meets standard and pond area shown on plans will work with the site layout. Number: 167 Created: 3/22/2004 At next submittal, a review of all hydraulic design will take place, as well as a more detailed review of site grading. Department: Transportation Planning Issue Contact: Tom Reiff Topic: Transportation Number: 72 Created: 1 /14/2004 [3/18/041 After conversations with the Transportation Service Area it was determined that the sidewalk along Greenfields should be constructed to City standards and within the ROW. Please correct for next submittal. 112/26/031 The sidewalks along Greenfields need to be pulled closer to the street and stay within public ROW. Or a little meandering is permitted but the walks would then have to be placed in a public access easement. Lighting levels for the sidewalk also need to be considered if they are outside the ROW. Number: 81 Created: 1 /14/2004 13/17/041 Please see red lines for additional access ramp locations throughout the development. Also the details sheet needs to include the standard detail for directional access ramps for detached sidewalks. The center radial ramp detail included in the plans is not required since all the sidewalks are detached. It is also recommended that the crosswalks that lead to the Daycare Center and Club House be striped to highlight the pedestrian crossing to motorists. [1/14/04] Directional access ramps are required at the intersections with Vine Drive. If the street doesn't continue to the south or doesn't align to a street to the south, than the directional ramps should only go east to west. Number: 127 Created: 3/17/2004 [3/17/041 The standard width for bike lanes on a 2-Lane Arterial is 8' in width, not 6' as shown. Please correct for the next submittal. Number: 128 Created: 3/17/2004 13/17/041 The Greenfields/Vine Drive intersection needs to be designed as a standard arterial / arterial intersection if a roundabout design is determined to be unsatisfactory. This means dedicated turn lanes in all directions, or adequate space for future turn lanes, pedestrian enhanced crosswalks with minimum 6' median refuges, directional access ramps and continuous bike lanes through the intersection. Redline drawings are available at the Current Planning front desk. Be sure and return all of your redlined plans when you re -submit. If you have any questions regarding these issues or any other issues related to this project, please feel free to call me at (970) 221-6750. This project was taken to Transportation Coordination on 3/18/4 and it was determined that the sidewalk should not meander in these locations and that a variance request would not be approved. Need to show all Natural Resource buffers and easements (emergency access, trail, etc) on all plan sets (Utility, Site, Landscape). Number: 35 Created: 1/13/2004 [3/19/04] Please provide the ultimate design for the underpass in accordance with LCUASS. [1/13/041 A grade -separated crossing is required where the future bike trail crosses Greenfields. This project is responsible for the design and possibly the construction of this underpass. Please coordinate with Craig Foreman in Parks Planning. Number: 36 Created: 1/13/2004 [3/19/04] Repeat comment. [1/13/04] Engineering will require an interim and ultimate road design for Vine Drive. The TIS shows the need for a right turn lane from Vine to Greenfields in the long range. This project is responsible for dedicating the additional ROW and designing it in the ultimate design. This project is also responsible for construction of Vine Drive along their frontage, however, the City's Street oversizing Dept prefers to construct the entire length of Vine when it's realigned at some point in the future. This project will only construct the sidewalk along their frontage and install the landscaping. A Contribution in Aid will be accepted for the rest of their local street portion. An estimate prepared by JR Engineering will be required prior to drafting the Development Agreement so that this amount can be added to the DA. Number: 37 Created: 1/13/2004 [3/16/04] Thank you for adding the note, however, it needs to be a little more specific in that the note needs to state the code, what it requires, and then what the variance was granted for.
